Job description

We are a well-established residential property management team overseeing a portfolio of mid-sized apartment buildings in Montreal. We are seeking a dependable and hands-on Building Superintendent to oversee a 50-unit residential building in Montreal. This full-time, live-in role requires a candidate who is present during the day and available for emergency situations at night. The ideal candidate will have a broad skill set in general maintenance and building operations, a proactive approach to problem-solving, and the ability to manage multiple responsibilities efficiently. This position provides a unique opportunity for career growth, with added incentives through rental commissions and the chance to expand responsibilities over time. Responsibilities

Administrative / Office

  • Manage incoming calls, messages, and emails from tenants, ensuring prompt and courteous responses
  • Coordinate with tenants and external contractors to schedule repairs, inspections, or maintenance projects
  • Show vacant units to prospective tenants and assist with rental applications, leases, and other paperwork
  • Maintain accurate records of work orders, tenant requests, and follow-ups
  • Track building-related expenditures, submit basic reports to management, and ensure documentation is up to date
  • Assist with routine tenant communication, notices, and other administrative duties as needed

Maintenance / Handyman

  • Perform general plumbing tasks, including leak repairs, fixture installations, and drain maintenance
  • Conduct basic electrical work, replace outlets or switches, and troubleshoot minor electrical issues
  • Perform drywall repairs, plastering, painting, and minor carpentry projects to maintain the property's appearance
  • Handle small ceramic, tile, and flooring repairs as necessary
  • Oversee weekly garbage and recycling collection, ensuring proper disposal and building cleanliness
  • Conduct regular inspections of common areas, hallways, units, and building systems to identify maintenance needs
  • Respond promptly to emergencies, including water leaks, heating issues, electrical failures, or other urgent situations
  • Report major maintenance issues or structural concerns to management and assist with coordinating larger repair projects
  • Ensure all building systems (heating, ventilation, plumbing, electrical) are functioning efficiently and safely
Qualifications
  • Proven experience with general handyman work, including plumbing, electrical, painting, and minor carpentry
  • Strong organizational skills with the ability to prioritize multiple tasks and follow through on projects
  • Excellent communication skills, both with tenants and management
  • Ability to work independently and take initiative while maintaining high standards of accountability
  • Responsible, reliable, and able to handle emergency situations calmly and efficiently
  • Legally authorized to work in Canada
  • Must be willing to live on-site and be present during the day, with availability for night emergencies
  • Prior experience in residential property management or as a building superintendent is a strong advantage
  • Basic knowledge of safety regulations and building codes preferred
  • Comfortable coordinating and supervising contractors, service providers, and vendors
Compensation
  • Competitive base salary: CA$35,000 - CA$45,000 per year, based on experience
  • Rental commission bonuses: $100 per rented apartment
