Residential Property Manager

Roster Staffing Services is recruiting on behalf of one of our customers for an experienced Residential Property Manager located on Oahu. This is a direct-hire opportunity with the hiring company and is not an internal position with Roster Staffing Services.

The Residential Property Manager will oversee the daily operations and performance of a residential property portfolio. This position is ideal for someone who is organized, responsive, knowledgeable about Hawaii rental regulations, and comfortable balancing owner expectations with tenant needs.

What You'll Do
  • Manage the daily operations of a residential property portfolio, focusing on excellent service, accurate documentation, property performance, and owner satisfaction.
  • Monitor occupancy, leasing activity, renewals, vacancies, rental income, expenses, and budget performance.
  • Coordinate tenant applications, applicant screening, lease renewals, move-ins, move-outs, and unit walkthroughs.
  • Show vacant units and oversee property marketing and leasing activity.
  • Document unit conditions and coordinate inspections, preventive maintenance, repairs, and vendor appointments.
  • Work closely with maintenance and property management team members to ensure projects and service requests are completed promptly.
  • Review vendor proposals, estimates, and scopes of work and provide recommendations to owners when approval is required.
  • Monitor delinquent accounts and follow up through phone calls, written notices, payment arrangements, and escalation when necessary.
  • Review invoices and prepare operational updates, financial reports, correspondence, and property budgets.
  • Respond promptly and professionally to questions and concerns from owners, tenants, vendors, insurance agents, accounting staff, and internal team members.
  • Travel between properties to conduct inspections, site visits, vendor meetings, and maintenance follow-ups.
  • Assist with urgent property and maintenance matters, including occasional after-hours emergencies.
What We're Looking For
  • Must have: An active Hawaii Real Estate License in good standing.
  • Must have: Currently located on Oahu and able to commute to properties throughout the Honolulu area.
  • Must have: A valid driver's license and current vehicle documentation for business-related travel.
  • Strong knowledge of the Hawaii Residential Landlord-Tenant Code and applicable Fair Housing laws.
  • Previous experience in residential property management, portfolio management, leasing, owner relations, tenant communication, and maintenance coordination.
  • Experience managing a residential portfolio of approximately 100 or more units is preferred. Candidates with smaller portfolios may also be considered if they can demonstrate comparable end-to-end operational responsibility across multiple properties.
  • Experience using AppFolio or comparable property management software.
  • Proficiency with Microsoft Outlook and Microsoft 365.
  • Strong communication, organization, follow-through, and problem-solving skills.
  • Ability to manage competing priorities while maintaining accurate records and providing responsive service.
  • Ability to travel regularly between multiple properties.
