OVERVIEW


The Sales & Marketing Manager is responsible for leading the overall sales and marketing functions of the company while actively contributing to home sales. As a key member of the management team, this position is responsible for developing and executing strategic sales and marketing initiatives that drive revenue growth, build brand awareness, and deliver an exceptional customer experience.


The Sales & Marketing Manager will establish sales processes, develop, mentor and coach the sales team, oversee marketing campaigns, and work collaboratively with internal departments to support the company's growth objectives.

KEY FUNCTIONS AND RESPONSIBILITIES

Sales Leadership

  • Develop and implement sales strategies that achieve company revenue and sales objectives.
  • Recruit, train, mentor, and evaluate sales consultants to foster a high-performing sales team.
  • Establish sales standards, procedures, and performance metrics.
  • Conduct regular sales meetings, coaching sessions, and performance reviews.
  • Monitor sales activity, traffic, conversion rates, and market trends, providing regular reports and recommendations to senior management.
  • Ensure the sales team consistently delivers an exceptional customer experience.

Sales Centre & Customer Engagement

  • Actively sell homes from the sales centre and model homes.
  • Meet with prospective purchasers to understand their needs and guide them through the home buying process.
  • Conduct presentations, home tours, and product demonstrations.
  • Build and maintain strong relationships with customers, real estate professionals, mortgage partners, and referral sources.
  • Resolve customer concerns professionally and efficiently throughout the sales process.

Marketing & Brand Development

  • Develop and execute comprehensive marketing plans that support company sales goals and brand growth.
  • Manage digital marketing initiatives, including website content, social media platforms, email campaigns, online advertising, and lead generation.
  • Coordinate traditional marketing efforts, signage, promotional materials, community events, and grand openings.
  • Work with external marketing agencies, designers, photographers, and media partners to ensure consistent brand messaging.
  • Monitor campaign effectiveness and recommend improvements based on performance analytics.

Business Development

  • Analyze market trends, competitor activity, pricing strategies, and consumer preferences.
  • Provide recommendations regarding product offerings, pricing, promotions, and market positioning.
  • Collaborate with construction, design, and management teams to align inventory with market demand.
  • Identify opportunities to expand market presence and develop strategic partnerships.

Administration & Reporting

  • Maintain accurate customer records using the company's CRM system.
  • Prepare weekly and monthly sales, marketing, and forecasting reports.
  • Manage marketing budgets and monitor return on investment.
  • Ensure compliance with company policies, industry regulations, and ethical sales practices.


REQUIREMENTS (EDUCATION, EXPERIENCE, SKILLS, QUALIFICATIONS)

  • Minimum five (5) years of progressive experience in residential new home sales.
  • Minimum three (3) years of sales management or leadership experience.
  • Proven success selling directly to customers from a sales centre or show home environment.
  • Demonstrated experience developing and executing successful sales and marketing strategies.
  • Strong knowledge of residential home construction and the customer purchase journey.
  • Excellent leadership, coaching, communication, and interpersonal skills.
  • Knowledge of digital marketing platforms, social media advertising, SEO, and lead generation
  • Experience working with external marketing agencies and creative professionals
  • Knowledge of the local residential housing market and industry trends
  • Strong organizational, analytical, and problem-solving abilities.
  • Proficiency with Microsoft Office and CRM software.
  • Valid driver's license and reliable transportation.
