Maintenance Technician
Reports To: Director of Maintenance / Community Manager
Address: Canandaigua, NY 14424
FLSA Status: Non-Exempt
Employment Status: Full Time (Onsite)
Salary: $22-$25 per hour based on experience
Schedule: Monday - Friday, 8:00 AM - 4:30 PM; On-call rotation for evenings, weekends, and holidays
POSITION SUMMARY:
The Maintenance Technician is responsible for maintaining the overall condition, safety, and functionality of residential properties. This role supports day-to-day maintenance operations, completes repairs, and performs preventative maintenance to ensure a high-quality living environment for residents.
The ideal candidate is dependable, hands-on, and proactive, with the ability to troubleshoot issues efficiently and take initiative in maintaining property standards.
ESSENTIAL FUNCTIONS
Responsibilities include, but are not limited to:
  • Perform general maintenance and repairs, including plumbing, electrical, HVAC, appliances, and fixtures
  • Complete work orders in a timely manner, prioritizing emergency situations as needed
  • Conduct routine inspections of properties to identify maintenance needs and safety concerns
  • Prepare vacant units for occupancy, including turnover repairs and cleaning coordination
  • Respond to emergency maintenance calls, including after-hours as part of an on-call rotation
  • Perform snow removal duties, including plowing and ice management
  • Maintain and service seasonal and property equipment
  • Coordinate with management on maintenance priorities and property conditions
  • Work with third-party vendors for specialized repairs when necessary
  • Maintain organization of tools, equipment, and maintenance areas
  • Document all work performed to ensure accuracy and reduce liability

REQUIRMENTS:
  • Prior maintenance experience in residential or property management preferred
  • Working knowledge of HVAC systems, appliance repair, and general building maintenance
  • Strong troubleshooting skills with a focus on repair over replacement
  • Ability to work independently and take initiative
  • Strong organizational skills and attention to detail
  • Ability to participate in an on-call rotation, including nights, weekends, and holidays
  • Valid driver's license with a clean driving record required and ability to work between two properties

PHYSICAL DEMANDS:
This position requires frequent standing, walking, bending, lifting, and use of tools and equipment. The Maintenance Technician must be able to lift heavy materials and perform physically demanding tasks in various environments.
WORK ENVIRONMENT
This is an onsite role supporting multiple residential properties. The position requires work in both indoor and outdoor environments and exposure to varying weather conditions, especially during seasonal maintenance.
