Position Summary

The Property Manager is responsible for the day-to-day operation and financial performance of

Brentwood Village Apartments. This role combines leasing, resident relations, collections, legal coordination, maintenance oversight, intern supervision, and community engagement.

Success in this role means creating a safe, welcoming community while driving occupancy, reducing delinquency, and developing future property management professionals.

Primary ResponsibilitiesLeasing & Marketing
  • Achieve occupancy and leasing goals
  • Conduct property tours
  • Respond promptly to leads
  • Process applications and approvals
  • Execute lease agreements
  • Coordinate move-ins and move-outs
  • Build relationships with local employers, schools, and community organizations
  • Develop outreach initiatives to increase qualified traffic
Resident Relations
  • Deliver exceptional customer service
  • Build positive relationships with residents
  • Resolve complaints professionally
  • Conduct resident retention efforts
  • Promote a welcoming community atmosphere
Rent Collections & Delinquency
  • Monitor delinquent accounts
  • Contact residents regarding unpaid balances
  • Negotiate payment arrangements when appropriate
  • Prepare notices required under Wisconsin law
  • Coordinate evictions with attorneys
  • Attend eviction hearings when necessary
  • Minimize bad debt through proactive communication
Property Operations
  • Perform regular property inspections
  • Coordinate maintenance requests
  • Prioritize work orders
  • Ensure vacant apartments are ready for leasing
  • Maintain curb appeal and common areas
  • Monitor vendor performance
Financial Performance
  • Meet occupancy goals

  • 3+ years of residential property management experience
  • Proven leasing success
  • Experience with collections and delinquency management
  • Experience coordinating evictions

  • Valid driver's license and reliable transportation
Preferred
  • Experience managing a Class C or workforce housing apartment community.
  • Demonstrated success improving occupancy, reducing delinquency, and increasing resident retention.
  • Experience leasing existing apartment communities with moderate to high vacancy.
  • Experience using Entrata or other property management software.
  • Experience supervising leasing agents, interns, or other onsite staff.
  • Strong understanding of Wisconsin landlord-tenant practices, including notices, collections, and eviction coordination.
  • Bilingual (English/Spanish) is a plus.
  • Accredited Residential Manager (ARM) designation or willingness to obtain professional certifications is a plus.
