Description

We are seeking a skilled and highly motivated Residential Property Manager to oversee the management and operations of our residential properties. The ideal candidate will have a strong background in property management, exceptional organizational and communication skills, and a passion for providing excellent customer service. As the Residential Property Manager, you will be responsible for maintaining and enhancing the value of our residential properties, ensuring tenant satisfaction, and optimizing financial performance.


Key Responsibilities:

  1. Tenant Relations:
    • Act as the primary point of contact for tenants, addressing their inquiries, concerns, and requests promptly and professionally.
    • Oversee the tenant application process, including screening prospective tenants, conducting background checks, and preparing lease agreements.
    • Ensure lease compliance and enforce property rules and regulations.
    • Facilitate move-ins and move-outs, conducting property inspections and handling security deposit refunds.
  2. Property Maintenance and Inspections:
    • Coordinate and oversee property maintenance and repairs, addressing issues promptly and ensuring the property is well-maintained at all times.
    • Conduct regular property inspections to identify maintenance needs and address any safety or compliance concerns.
    • Maintain relationships with contractors and service providers for efficient and cost-effective property maintenance.
  3. Financial Management:
    • Manage property budgets, including rent collection, expense tracking, and financial reporting.
    • Implement strategies to optimize rental income and minimize vacancies.
    • Monitor and analyze market trends to set competitive rental rates.
  4. Marketing and Leasing:
    • Develop and implement marketing strategies to attract and retain tenants.
    • Conduct property showings and tours for potential tenants.
    • Utilize advertising platforms and social media to promote vacancies and attract prospective tenants.
  5. Legal and Regulatory Compliance:
    • Stay up-to-date with local, state, and federal housing laws and regulations.
    • Ensure property compliance with safety and environmental standards.
    • Handle any legal matters related to property management, such as evictions or lease disputes.
  6. Record Keeping:
    • Maintain accurate and organized records of property-related transactions, including leases, maintenance requests, and financial transactions.
    • Project management of capital improvement projects.

Requirements

  • Five (5) Years of Property Management experience.
  • Familiarity with Fair Housing laws and other applicable housing regulations.
  • Excellent verbal and written communication skills.
  • Prolonged standing, walking, and climbing stairs.
  • Basic knowledge of Yardi a plus.
  • Ability to work weekends.
  • Bachelor's degree, ARM, APM or CAM certification preferred.
  • Proficient in Microsoft Excel and Yardi
  • Experience with budget creation and forecasting.
  • Strong knowledge of property management principles, regulations, and best practices.
  • Team oriented with the ability to mentor direct reports inspiring growth within or beyond their current roles.
  • Excellent communication and interpersonal skills, with the ability to interact effectively with tenants, vendors, and colleagues.
  • Strong organizational and multitasking skills to handle various responsibilities simultaneously.
  • Demonstrated problem-solving abilities and a proactive approach to resolving issues.
  • Valid driver's license and ability to travel between properties if required.
  • Bilingual a plus
