Job description

About the Role:
IV Mobile Home Park LP is looking for a skilled and dependable Maintenance Technician to join our team in Jackson, MI! We are seeking a self-motivated, organized, goal-oriented individual to join our team as a Full-Time Property Maintenance Technician. This position will combine hands-on general repair work and maintenance/grounds tasks. Our Maintenance Tech takes pride in ensuring that all work is performed in accordance to company quality standards and that our staff is efficiently deployed on appropriate tasks.
Tasks
  • Routine maintenance of rental units and assisting in refurbishing of make-ready homes, including painting, cleaning, light plumbing and light electrical work
  • Grounds keeping duties, including mowing, trimming, picking up trash. Ensure common area lawns are manicured and regularly treat for weeds, weed whip, rake leaves, trim/remove shrubs and hedges and or trees/limbs, and perform other lawn care services as necessary.
  • Perform water testing and other maintenance duties related to a well-water system, sewer system, or on-site water meters, if applicable. May include reading, repairing, and installing water meters.
  • Maintain community pool, clean, tests chemical levels, and adjusts appropriately, where applicable.
  • Follow safety procedures while performing duties, including safely operating vehicles when moving from site to site and picking up supplies.
  • Assists with distributing resident communications
  • Responding to on-call maintenance emergencies after hours
  • Be on task and preforming duties efficiently
  • Keep the maintenance shop neat, clean and safe.
  • Purchasing material as needed (with the permission of the Manager).
  • Assistance in snow removal at all the hours that this may require
  • Other duties and special projects as assigned
Qualifications
Candidate works in a safe and efficient manner, is reliable, and focused on providing exceptional customer service. You must be organized and detail-oriented with the ability to manage multiple tasks staying focused on getting them completed in a timely manner. 
  • High school diploma or GED
  • Valid drivers license
  • Must be able to lift and carry at least 50 pounds and negotiate stairs and ladders easily
  • Punctual and reliable
  • Demonstrated knowledge of and broad experience in general maintenance techniques and repair work
  • Demonstrate strong oral and written communication skills
  • Must possess a positive attitude and the ability to smile under all circumstances.
  • Participate in training in order to comply with new or existing laws.
  • Ability to work a flexible schedule, including evenings and weekends (on call as needed).
  • Two (2) years’ experience in previous relevant field.
  • Proficient skills in operating various hand tools, power equipment and commercial machinery
  • Neat, clean, professional at all times throughout the workday and/or whenever present at the community.
  • Comply with expectations as demonstrated in the employee handbook.
  • Possess expertise and certification in one or more functional areas such as HVAC, electrical work, plumbing, etc.
  • Are able and willing to work side by side with other Maintenance Technicians on any and all tasks.
  • Perform tasks efficiently and effectively.
  • A good steward of the company’s assets – equipment, tools, supplies, etc.
  • Demonstrate to our residents that we care deeply about presenting the most aesthetically pleasing and well maintained community possible.
