Job description

Job Summary
The Maintenance Technician is responsible for providing an attractive, clean, safe, and well-maintained property, using a systematic approach that maximizes guest satisfaction and remains within the established budgetary guidelines. In order to be successful, it is essential that the Maintenance Technician work in cooperation with the staff to ensure each property is "always new." It will be their responsibility to manage and prioritize a diverse and dynamic set of responsibilities and achieve and maintain excellent property standards in the Veridea Group's hotels.
Essential Functions
1. Assist all guests in a sincere and courteous manner, wherever possible going the extra mile and doing whatever it takes to ensure guest satisfaction.
2. Inspects all operating systems and components of the hotel to ensure they are operating properly, efficiently, and safely.
3. Promptly responds to front desk reports for guest problems or concerns, informs the front desk when action is complete so the front desk can inform our guests.
4. Promptly responds to/works with Housekeeping/Ops Manager reports of property concerns, uniforms Housekeeping/Ops Manager when concerns are remedied.
5. Performs preventative maintenance, repairs, or makes recommendation for repairs, of all mechanical/electrical, HVAC, refrigeration, plumbing systems, all building components and furniture, fixtures, and equipment. Advises if an outside contractor is needed.
6. Informs the Hotel guest or Hotel Staff/associate member when maintenance repair is completed.
7. Performs and logs preventative maintenance procedures on building mechanical equipment on a scheduled basis according to the PM.
8. Conduct a daily inspection of the Hotel grounds and interior for damage, unsafe conditions, general cleanliness and replace light bulbs as required.
9. Performs minor repair of all building and equipment, coordinating with General Manager and Maintenance Manager for specialized repair, as necessary.
10. Understands they are on call as needed on weekends and within reason.
11. Assists with tasks outside of their role as Maintenance Technician and is a team player when needed.
12. Procures and maintains an inventory of supplies in order to perform duties and remains within budget.
13. Maintains solid and professional vendor relationships.
14. Maintains all storage areas, ships, and mechanical areas in a clean, safe, and secure manner.
15. Performs outdoor custodial duties such as snow removal, cleanliness, lawn care, etc. as required.
16. Assists with the renovation/remodeling of buildings; repairs plaster and drywall; paints building structures and minor plumbing, electrical, and mechanical.
17. Oversee work being performed on schedule and as planned during PIP (Product Improvement Plan) renovations and new construction.
18. Grooming must meet Employee Handbook Standards.
Required Skills
1. Ability to accept directions and priorities from the General Manager or Management Staff and reliably follow-through on tasks.
2. Ability to perform job duties with a minimum of disruption to our guests.
3. Ability to be friendly and cheerful; interact easily with guests and co-workers.
4. Ability to work independently with little supervision.
5. Must be able to comprehend construction drawings, equipment manuals and diagrams.
6. Knowledge of and proficient in the use and care of all hand and power tools.
7. Good mechanical maintenance skills.
8. Basic carpentry skills to include painting and varnishing, vinyl wall covering repair and replacement, sheet rock repair and replacement and wall texturing.
9. Basic plumbing skills to safely evaluate conditions.
10. Basic electrical skills to safely evaluate conditions.
11. Basic Computer IT skills and a basic knowledge of phone and operating systems.
12. Basic understanding of HVAC and PTAC equipment functionality.
13. Basic hydraulics system knowledge.
14. Experience replacing seals, bearings, pulleys, and drive belts.
15. Basic knowledge of repairing carpet, ceramic tile, grout, and caulking.
16. Basic grounds maintenance skills.
17. Must know how to obtain outside technical assistance when necessary.
18. Familiarity with OSHA/EPA and FEMA standards (Preferred).
19. Familiar with building fire alarm./sprinkler systems.
