What is a live in maintenance worker?

Live-in maintenance workers are employees who reside on the property they are responsible for maintaining. Their primary duties include performing repairs, conducting regular inspections, and responding to maintenance requests from tenants or property owners. By living on-site, they can address emergencies quickly and help ensure the property remains in good condition. This arrangement often includes a reduced or free rent as part of their compensation. Live-in maintenance roles are common in apartment complexes, hotels, and large residential buildings.

What are some common challenges faced by live in maintenance professionals, and how are they typically addressed?

Live In Maintenance professionals often face the challenge of being on-call outside of regular working hours, as urgent repairs or emergencies can arise at any time. Balancing personal time with work responsibilities requires good time management and clear communication with property management. To address these challenges, many organizations establish structured on-call rotations and provide clear guidelines for handling after-hours requests, ensuring workloads are manageable and expectations are clear. Building strong relationships with residents and team members also helps create a supportive environment.

What are the key skills and qualifications needed to thrive as a live in maintenance technician, and why are they important?

To thrive as a Live-In Maintenance Technician, you need strong skills in general repairs, troubleshooting, and preventative maintenance, often supported by experience in plumbing, electrical, HVAC, or carpentry. Familiarity with work order management systems and certifications such as EPA 608 for HVAC are commonly required. Excellent problem-solving abilities, reliability, and strong communication skills help build trust with tenants and property management. These skills ensure that property issues are resolved efficiently, creating a safe and well-maintained living environment.

Job description

Immediate Opening — Senior Maintenance Technician
Green Property Management | Grand Rapids, MI | $30–35/hr + Performance Bonus
At Green Property Management, maintenance isn't a cost center — it's the heartbeat of everything we do. The 1,000+ families who live in our properties go to sleep trusting that someone cares about the place they call home. That someone is you.
We're a tight-knit team that takes pride in the work, shows up for each other, and holds a simple standard: do it right, treat people well, own your results. If that sounds like you, keep reading.
The Role
We have an immediate opening for a senior maintenance technician to take ownership of 300–400 residential doors across the Grand Rapids area. This is a full-time W2 position built for someone who has put in the years, earned the instincts, and is ready to be trusted, and compensated, like the professional they are.
You won't be handed a clipboard and forgotten. You'll be a cornerstone of this team. Your experience will set the standard, your work will shape how our less experienced techs grow, and your results will directly impact your paycheck through our performance bonus program.
What a day looks like
You pull your work orders in the morning and route your day. Five to eight tickets: a running toilet, a tripped GFCI, an AC that stopped working, a door that won't seat right. You diagnose, repair, communicate with the tenant, and close it out. You leave every unit better than you found it because that's who you are.
The work is consistent and the volume is real. The right person won't want it any other way.
What we need
- 10+ years of hands-on residential maintenance experience
- Strong working knowledge of plumbing, electrical, and HVAC, with the ability to diagnosis and repair
- EPA 608 Universal certification
- Valid Michigan driver's license with a clean driving record
- Ability to manage a full day of work orders independently
- Professional, human communication with tenants and ownership
- Willingness to mentor and share your expertise with the team around you
What you get
- $30–35/hr based on experience
- Performance bonus — the more effectively you complete work orders, the more you earn
- Company van + gas card
- Work phone
- $2,000 tool budget
- Health and dental insurance
- Paid time off
- A team that has your back, respects your trade, and will challenge you to keep growing
Schedule: Monday–Friday, 8am–5pm. Full-time W2.
Who we are
Green Property Management was built on five values we don't just hang on a wall: Integrity. Workmanship. Adaptability. Accountability. Team first. We're not perfect, but we hold ourselves to those standards every day — and we look for people who do the same.
If you're ready to do meaningful work, be part of something you're proud of, and get paid what you're worth — we'd like to meet you.
