What are some common challenges faced by live-in house managers, and how can they be addressed?

Live-in house managers often face challenges such as maintaining clear boundaries between work and personal time, adapting to the household's evolving needs, and managing multiple responsibilities simultaneously. Many house managers also find it helpful to set clear routines and document household processes to streamline operations and reduce stress.

What are the key skills and qualifications needed to thrive as a Live In House Manager, and why are they important?

To thrive as a Live In House Manager, you need strong organizational abilities, experience in hospitality or property management, and often a background in household operations or related certifications. Familiarity with scheduling software, budgeting tools, and home maintenance systems is typically required. Exceptional interpersonal skills, discretion, and problem-solving abilities help you manage staff and respond to residents’ needs. These skills ensure smooth household operations, high-quality service, and a well-maintained, harmonious living environment.

What is a fancy name for a house manager?

Such titles reflect the level of responsibility and the upscale environment in which the role is performed.

What's a good job for overthinkers?

A Live In House Manager role can suit overthinkers because it involves organization, problem-solving, and managing household operations, often requiring attention to detail and planning. The job typically involves coordinating schedules, overseeing staff, and maintaining a smooth household environment, which can engage analytical skills and focus. Strong communication and organizational skills are beneficial in this role.

What is the difference between Live In House Manager vs Personal Assistant?

A live-in house manager is typically paid a salary or hourly wage, often supplemented with room and board. Payment arrangements depend on the employer and may include benefits such as paid time off or bonuses, with compensation negotiated based on experience and responsibilities.

What are live in house managers?

Live in house managers are professionals who reside on the property where they work, overseeing the daily operations and maintenance of a private household or estate. Their responsibilities typically include supervising other household staff, coordinating schedules, managing budgets, handling maintenance issues, and ensuring the smooth running of the home. They may also assist with event planning, grocery shopping, and guest management. Because they live on-site, they provide an added level of security and responsiveness. This role is especially common in larger homes or estates where the demands of property management require dedicated, full-time attention.

Job description

About Black Swan Living

Black Swan Living is a Rochester-based property management and construction company with a growing residential portfolio across southern Minnesota and the Twin Cities. We are building an in-house trades team to deliver faster, higher-quality work for our residents and properties. This is a newly created, full-time position with real ownership and a multi-year pipeline of work behind it.

The Role

We are hiring a full-time Master Electrician to lead electrical work across our portfolio. This is a salaried, in-house position, not contract or per-job. You will handle day-to-day service requests as well as planned capital projects: service upgrades, rewires, panel and circuit work, appliance circuits, and efficiency upgrades. Steady, year-round work, with the variety of a portfolio rather than the grind of one-off calls.

What You'll Do

  • Diagnose and complete day-to-day electrical maintenance requests across our properties
  • Perform service upgrades, panel replacements, and full unit rewires
  • Install dedicated circuits for in-unit washer/dryer units and appliances
  • Upgrade and convert electric baseboard and related systems
  • Lead electrical efficiency upgrades across the portfolio
  • Pull permits, coordinate inspections, and ensure work meets NEC and Minnesota code
  • Coordinate with property managers and the construction team on scope and scheduling
  • Supervise helpers or apprentices on larger jobs as the team grows

What You Bring

  • Current Minnesota Master Electrician license (Class A)
  • 5+ years of electrical experience, including service and troubleshooting
  • Residential or multifamily wiring experience; older buildings a plus
  • Comfort working independently and managing your own schedule
  • Valid driver's license and a clean driving record
  • Ability to lift, climb, and work professionally in occupied units

Why Black Swan

  • Salaried stability instead of the ups and downs of contract work
  • A real, multi-year pipeline of projects, not just one-off calls
  • Company vehicle, full benefits, and a supportive, growing team
  • Direct impact: you own electrical for the entire portfolio
  • Company phone and ongoing license / continuing-education support
  • Company service vehicle, fuel, and tools provided
