Summary of Responsibilities:

The Assistant Resident Manager reports to the Resident Manager and is considered a supervisory position. The person selected will act as the liaison between the residents of South and Cherry Condominium aka One Manhattan Square and Extell Management Services Inc. The Assistant Resident Manager shall exercise effective judgment and decision-making   in the oversight of the daily operations of the building.  Daily operations include repairs and maintenance of the property’s equipment; property cleanliness and maintenance; proper planning for any emergency situations to include the monitoring and maintenance of the security, alarm, fire suppression and related systems; and the management of satisfactory work performed by vendors and contractors.  This position performs regular walkthroughs of the property to identify and address any issues; manages the amenity spaces; orders and distributes supplies; and assists with the coordination of move-ins/outs. The Assistant Resident Manager supervises and directs the building staff of 30+ employees; ensures compliance with company and building policies and procedures; and assists with staff training, staff scheduling, and other related payroll and human resources responsibilities.   The Assistant Resident Manager is expected to independently resolve any resident or staff-related issues to Extell Management Services in the absence of the Resident Manager.

This is not a live-in position.

Summary of Requirements:

The ideal candidate is an experienced building maintenance professional with a strong handyperson background, proven leadership potential, and a desire to advance into a supervisory role. Candidates should possess the following:

• Effective ability to ensure compliance with all company policies and procedures, the Equal Employment Opportunity, Fair Housing and Human Rights statutes, and 32BJ Union Guidelines.
• High school diploma or GED and a vocational/technical background.
• A minimum of 5 years of experience with electrical, mechanical, plumbing equipment and systems.
• Luxury hotel or residential background.
• Demonstrated ability to manage multiple and complex operational matters on a daily basis.
• Highly skilled in plumbing, electrical, carpentry, HVAC, and janitorial responsibilities.
• Facilities and operations experience with solid knowledge of building systems.
• Prior experience with BMS (Building Management Systems, Yardi, and BuildingLink)
• Working knowledge of painting and finishing work.
• Strong background in working with fire, life, health, and safety systems.
• Effective judgement, decision-making, and written and verbal communication skills.
• A working knowledge of computer programs such as Microsoft Office, Windows etc.
• Must complete all certificates within FDNY within 6 months of hire
• Effective supervisory skills with 2 years’ experience managing a luxury building staff preferred

Compensation & Benefits:

One Manhattan Square offers competitive pay and benefits to include:

• Annualized Base Salary: $85,000-$105,000
