Position Title: Construction Project Manager

Position Overview

We are seeking an experienced and results-driven Construction Project Manager to lead the day-to-day execution of a landmark mixed-use redevelopment project. This full-time, site-based role will oversee the transformation of a recently acquired shopping mall into a dynamic destination featuring retail, residential, restaurants, entertainment, and public spaces.

The Construction Project Manager will serve as the Ownerโ€™s primary on-site representative and central point of coordination for all on-site construction activities, leading the execution of the approved construction plan. Working closely with contractors, consultants, and project stakeholders, this individual will ensure construction is completed safely, on schedule, within budget, and in accordance with approved plans, specifications, and quality standards. A primary responsibility of this role is to maintain the integrity of the project throughout construction by proactively identifying, coordinating, and resolving issues to ensure the successful delivery of every phase from groundbreaking through project completion.

Key Responsibilities

Construction Execution: Lead and oversee the day-to-day execution of all construction activities, ensuring work is completed in accordance with approved plans, specifications, project schedules, budgets, and quality standards.

Site Management: Maintain a full-time presence on the construction site, coordinating daily operations and ensuring efficient collaboration among contractors, subcontractors, consultants, mall management and project stakeholders.

Project Coordination: Coordinate the activities of architects, engineers, contractors, utility providers, and specialty consultants to ensure seamless execution across all phases of construction.

Budget Management: Monitor and update project budgets, and progress against established milestones. Identify potential cost impacts and implement corrective actions to keep the project on track.ย  Review and evaluate contractor change order requests, pricing, and supporting documentation; identify potential cost exposures; negotiate and recommend changes for approval; maintain a comprehensive change order log; and proactively manage project costs to protect the approved budget.

Schedule Management: Monitor and update project schedules and progress against established milestones. Identify potential delays or cost impacts and implement corrective actions to keep the project on track. Monitor procurement of long-lead materials, equipment, specialty systems, and Owner-furnished items; establish required release dates; track submittals, approvals, fabrication, delivery, and installation; and proactively identify procurement risks that could affect the project schedule.ย  Monitor tenant move-in/ move-out coordination.

Quality Assurance: Conduct regular site inspections to verify workmanship, monitor quality standards, resolve deficiencies, and ensure all construction complies with approved plans and specifications.

Contract Administration: Review RFIs, submittals, shop drawings, change orders, and contractor pay applications, ensuring timely resolution and accurate documentation throughout the project.

Safety & Regulatory Compliance: Promote a safe work environment by monitoring compliance with OSHA regulations, building codes, permitting requirements, and all applicable regulatory and mall operational standards.

Project Reporting: Prepare and maintain daily and weekly project reports, meeting minutes, construction logs, and progress updates. Communicate project status, risks, and recommended solutions to senior leadership.

Project Closeout: Coordinate inspections, commissioning, punch list completion, warranty documentation, as-built drawings, and final turnover to ensure a successful project completion.

Education: Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field preferred.

Experience: 5-7 years of commercial construction management experience, including oversight of large-scale mixed-use projects. Experience managing complex retail redevelopment projects is highly preferred.

Skills: Strong leadership and organizational abilities with demonstrated expertise in construction execution, contractor coordination, project scheduling, budgeting, quality assurance, contract administration, and problem-solving. Ability to interpret architectural and engineering drawings and specifications. Proficiency with Microsoft Office, Microsoft Project, Procore, Bluebeam, or similar construction management software. Excellent communication and stakeholder management skills with the ability to lead multiple teams in a fast-paced construction environment.
