Job description

A well-respected regional Owner/Property Management Company is looking for a full-time Maintenance Technician for a multi-site apartment community located in Mishwaka, IN. Candidates will work under the direction of the Maintenance Supervisor. We are looking for an individual with experience in general maintenance as well as an interest and experience in specialties such as plumbing, electrical, drywall and painting and a strong skill set in HVAC is preferred. Only motivated/self-starters should apply for these positions.
Duties and Responsibilities:
  • Repair and maintain simple electrical circuits, switches, outlets and lighting fixtures.
  • Repair, install and maintain basic plumbing fixtures such as water heaters, lavatories, toilets and dishwashers.
  • Perform routine maintenance and repair of apartment buildings and grounds.
  • Repair and maintain simple electrical circuits, switches, outlets and lighting fixtures.
  • Repair and maintain building exteriors, shingles, doors, windows, etc.
  • Install drywall, trim, counters, appliances, etc. to vacant units on turn.
  • Be willing to work some overtime and on-call shifts as well as emergencies.
  • Communicate effectively and display a professional manner when dealing with supervisors, co-workers, residents and individuals inside and outside the organization.
  • Work effectively as a team member, participating actively and constructively.
  • Perform all duties in a safe manner by following all Company safety procedures for the operation of equipment, machinery and hazardous substances and chemicals.
Required Qualifications:
  • Two years of experience in routine maintenance and repair of buildings and grounds including electrical and a strong background in plumbing.
  • Valid Driver's License and auto insurance
  • HVAC Certification is preferred but not required
  • Must be detail and multi-task oriented and possess strong motivation, team building, customer service and time management skills.
  • Must be able to lift and work with heavy equipment.
Physical Demands:
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. The employee frequently is required to walk; sit; use hands to finger, handle, or feel; and reach with hands and arms. The employee is regularly required to stand. The employee must be physically able to operate a variety of machinery and equipment including electronic and diagnostic tools and recovery equipment. Manipulate cumbersome items like two stage snow blowers, carry and raise ladders, use appropriate force on counter top removal, using pry bars and sledge hammers, reach into ceilings and walls and apply force to shut off valves, remove sheetrock, etc. Individual must be able to exert up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently.
