Job description

Maintenance Supervisor on a 109 unit apartment complex

You will lead the day to day maintenance operations for the community. You will keep the property safe, clean, and running smoothly while supporting the Property Manager with budgets and performance goals. Your work directly impacts resident satisfaction and team success.

What You Will Do

Property Maintenance and Operations
• Maintain the physical condition of the property in line with company standards and safety requirements.
• Organize, prioritize, and complete service requests in a timely manner.
• Diagnose and repair HVAC systems, pools and pool equipment, plumbing, electrical components, lighting, boilers, heaters, pumps, motors, roofs, appliances, drywall, painting, carpentry, locks, and general building systems.
• Oversee unit turns and ensure vacant units are rent ready on schedule.
• Identify hazards and correct unsafe conditions immediately.
• Supervise outside contractors and evaluate vendor performance.
• Two man team. You will be required to handle after hour service calls every other week.

Leadership and Team Management
• Lead daily team huddles and assign tasks.
• Monitor productivity, quality, and completion timelines.
• Schedule staff to meet workload demands while staying within budget.
• Train maintenance, rehab, housekeeping, and grounds staff.
• Promote safe work practices and hold team members accountable.
• Provide input on performance reviews, advancement, and corrective action.
• Ensure the team represents the company professionally at all times.

Financial and Administrative Responsibilities
• Manage inventory of tools and supplies.
• Purchase supplies using approved purchasing procedures.
• Obtain vendor bids and evaluate contracts.
• Inspect the property regularly and document deficiencies.
• Assist with budget preparation, forecasting, and invoice review.
• Complete all required documentation, including pool logs, reports, timesheets, and invoices.
• Adhere to Fair Housing laws and all company policies.

What You Bring

• Apartment Maintenance experience plus management of maintenance techs.
•HVAC Certified

  • CPO Certified

Strong knowledge of HVAC, plumbing, electrical, and general repairs.

  • Ability to lead a team and hold high standards for safety and quality.
  • Ability to work outdoors in heat, cold, rain, or snow.
  • Availability to work scheduled hours, weekends, and overtime when needed.
  • Valid driver license and required insurance.
    Professional communication with residents, vendors, and team members.

Physical Requirements

This role requires standing, bending, climbing, and lifting 25 to 75 pounds regularly, with heavier items lifted with assistance. Work is performed indoors and outdoors in various weather conditions.
