Primary Purpose:
The Specialist I In Store Business is responsible for providing support and direction for the In-Store Tenant program; managing all in store licensing/leasing activities at all ADUSA locations with the goal of growing program and customer offerings while maximizing income and generating store traffic. This position is also responsible for supporting ADUSA Brand seasonal housing programs by providing direction to property managers, on-island supervisors, landlords, store operations and human resources relating to store and associates housing needs.
Our flexible/hybrid work schedule includes 3 in-person days at one of our core locations and 2 remote days. Our core office location for this role includes Quincy, MA.

Responsibilities

  • Function as a liaison with brand leads and in-store tenant partners to communicate and facilitate information relating to in-store tenant activity at ADUSA Brand stores.
  • Manage & maintain the active in-store bank and other retail in-store tenant database, collecting lease data for over 500 locations.
  • Oversee the coordination of ATM and other automated retail installs, relocations, and removal requests including any issues relating to such machines.
  • Oversee project management coordination for new bank branches and new in store tenants with construction/special projects, including the coordination of calls between internal functions (store format, special projects, tenant) to review scopes of work.
  • Direct & Coordinate yield up management (space turnover between tenant and landlord) of in-store spaces.
  • Responsible for providing resolution for escalated in-store tenant issues.
  • Review of construction budgets, scope of work and preparation of Capex appropriations for funding.
  • Negotiate Letters of Intent (LOI's) and legal documents; including the preparation of internal lease requests memos.
  • Create reporting from EPM and prepare confidential store customer count reports for bank partners and other such reporting requests.
  • Preparation of vendor access authorization letters; coordinate with store and division/brand liaison, store managers, bank partners and cable partners for store access, scope of work, etc.
  • Responsible for the preparation of authorization letters for permitting, legal request memos, business memos, partially and fully execution memos.
  • Oversee coordination of annual regional real estate conventions trade shows.
  • Responsible for negotiating leases for ADUSA Brands engaging in the seasonal housing program including the creation of budgets, forecast and reporting (an estimated $6M+ expense).
  • Function as a liaison with Legal in the development of legal request document templates.
  • Reconcile deposit accounts each year for seasonal housing locations.
  • Facilitate annual meetings with seasonal housing leadership teams from participating Brands.
  • Support Leasing for in-line and outparcel tenant renewals
  • Create and obtain approvals for capital requests for option renewals/non-renewals for non-retail leases.
  • Create and obtain approvals for long-term seasonal housing to support three brands.
  • Additional job duties may be assigned as needed to meet the needs of the business and support our Values.

Requirements

  • Bachelor's degree or equivalent experience
  • 2 years' experience in real estate leasing or property management
  • Negotiation skills
  • Advanced knowledge of Real Estate concepts

Salary Range: $72,880 - $109,320
Actual compensation offered to a candidate may vary based on their unique qualifications and experience, internal equity, and market conditions. Final compensation decisions will be made in accordance with company policies and applicable laws.
