Job description

Position Summary
We are seeking an experienced and detail-oriented Senior HVAC Estimator to join our growing commercial mechanical construction team in Milwaukie, Oregon. The Senior Estimator will be responsible for preparing accurate and competitive cost estimates for commercial HVAC projects ranging from tenant improvements to large-scale ground-up construction. This role requires strong technical knowledge of mechanical systems, excellent analytical skills, and the ability to collaborate with project managers, engineers, vendors, and clients throughout the preconstruction process.
Key Responsibilities
  • Prepare detailed cost estimates for commercial HVAC and mechanical construction projects.
  • Review project plans, specifications, bid documents, and subcontractor proposals.
  • Perform accurate material takeoffs and labor calculations.
  • Solicit and evaluate pricing from subcontractors and suppliers.
  • Develop bid strategies and identify value engineering opportunities.
  • Collaborate with project managers, operations teams, and ownership during preconstruction.
  • Attend pre-bid meetings, job walks, and client meetings as needed.
  • Analyze historical project data to improve estimating accuracy and profitability.
  • Maintain current knowledge of local market conditions, labor trends, and material pricing.
  • Assist with budgeting, conceptual estimating, and design-build proposals.
  • Support project handoff to operations after award.
  • Ensure estimates comply with company standards, safety requirements, and project specifications.
  • Qualifications
  • 5+ years of estimating experience in commercial HVAC or mechanical construction.
  • Strong understanding of HVAC systems, ductwork, piping, controls, and mechanical equipment.
  • Ability to read and interpret construction drawings, specifications, and schedules.
  • Experience estimating commercial projects including office buildings, healthcare, education, industrial, and mixed-use developments.
  • Proficiency with estimating software such as QuoteSoft, Bluebeam, or similar platforms.
  • Strong Microsoft Excel and project management software skills.
  • Excellent communication, negotiation, and organizational abilities.
  • Ability to manage multiple bids and deadlines in a fast-paced environment.
  • Knowledge of Oregon mechanical codes and regional construction practices preferred.

Preferred Qualifications
  • Experience with design-build and negotiated projects.
  • LEED project experience is a plus.
