Job description

BKM Management Company is a growing firm and we are looking for driven, entrepreneurial professionals that want to grow with us and are passionate about their work. Located in Seattle, the Leasing Manager works under the direction of the Asset Management team to lead new and renewal leases for the firm's multi-tenant, light industrial Seattle portfolio.

This position is responsible for attracting and retaining tenants to minimize vacancies and improve the tenant mix and asset occupancy, updates internal space tracking software, drafts and processes new and renewal lease forms and packages, helps complete leasing related investor reporting, and provides general support to the local portfolio properties to preserve customer satisfaction.

The position is required to work in-office 5 days a week with up to 25% travel within Seattle.

The Job Essentials:

Leasing

  • Primary contact for new leases, renewals, expansions, lease administration, and directs the negotiation process with tenants following guidance from the Asset Management team.
  • Negotiates leases following the BKM lease process. This includes gathering initial tenant qualification materials (running credit checks, obtaining financial statements etc.), tracking proposals and negotiations in VTS, lease/amendment drafting, document execution and ensuring lease documents are internally processed and transitioned upon execution.
  • Maintain good working relationships with external brokerage listing teams and serve as a liaison for engaged deals with brokerage team and ownership.
  • Maintain all leasing templates and working files in an organized manner.
  • Maintain all listing agreements with brokers to ensure active agreements in good standing.
  • Confirm and track receipt of all commission invoices.
  • Regularly visit vacant spaces to ensure "show ready" condition.
  • Works closely with property management, architects, and contractors to help expedite the space planning and tenant improvement process to maximize leasing velocity.
  • Establish and maintain positive tenant relationships to promote occupancy and accelerate lease renewals and portfolio retention rate.
  • Complete the pertinent leasing information for any investor reporting.
  • Stay abreast of market conditions and best practices across multiple markets within Seattle.

Marketing

  • Assist with executing the marketing and leasing strategy for the BKM Seattle portfolio of multi-tenant, light industrial properties.
  • Maintain company and property visibility with the brokerage and prospect community through industry events and marketing programs to maximize property exposure to the marketplace.
  • Verify accuracy of marketing materials, including but not limited to, brochures, leasing signage, flyers, site plans, and floor plans. This includes all materials and updates into BKM's suite of software (e.g. Property Capsule, VTS, & BKM Intel). BKM has an in-house marketing team for design.
  • Coordinates with other employees to assist with broker and tenant relations events.

The Qualifiers:

  • Minimum 5 years related work experience to include real estate brokerage, sales, and/or landlord representation.
  • An active Washington Salesperson/Brokers License
  • Excellent skill and experience in working with legal documents, contract review, negotiation, and a full understanding of lease terminology, calculations, financial terms and principles required with strong attention to detail.
  • Ability to forecast and budget expected property rental rates, summarize and gather financial data for leasing costs and timing for space absorption, and to evaluate leasing and pricing performance against budgeted expectations.
  • Working knowledge of Yardi and Microsoft Office applications with the skill set to build and maintain spreadsheets, access and analyze financial data per lease, and analyze industry standard data including market information, lease comps, sale comps, and competitive property surveys.
  • Must take initiative, complete projects with minimal supervision, and exercise good judgment.
  • Highly resourceful team-player, with the ability to also be extremely effective independently and this position requires good work ethic and attendance.
