Job description

Property Manager with active Hawaii Real Estate License to assist with leasing operation for our Kona portfolio of active long-term and short-term rentals. Seeking experience in residential property management with maintenance knowledge. A problem solver who has a strong hospitality and customer service background.
• Provide outstanding management and customer service for long-term and short-term Rental Portfolio, Owners, Tenants, and Vendors.
• Reports directly to the Principal Broker and/or Broker in Charge for all issues and procedures.
• AppFolio, Streamline, and OTA's experience preferred.
• All aspects of leasing residential properties to include signing, setting up new accounts, marketing, showing, screening, inspections, lease renewals, rent collection, maintenance work orders, maintaining relationship and communication with owners and tenants, security deposit refunds and evictions.
• Heavy emphasis on maintenance and housekeeping work orders as well as inspect vendor's completed work.
• Move in and move out inspections as well as mid-term inspections for tenant occupied units.
• Obtain and track estimate for renovations.
• Work with corporate accounting to ensure efficient and successful rental accounting operation and the ability to analyze basic tenant and customer ledger for any payments, credits, ledgers, 1099 questions and processing security deposits when necessary.
Work independently and with a team.
• Lead all aspects of leasing residential properties to include signing, setting up new accounts, marketing, showing, screening, inspections, rent collection, maintenance work orders, security deposit refunds and evictions. Work with owners and tenants on monthly lease renewals.
• Business Development focus, aimed at increasing doors managed, and maintaining existing ownership relationships.
• Reviewing, signing and/or initialing all rental leases, owner management agreements, listing agreements and sale contracts. Initials by the PB/BIC signify that the agreements are in keeping with all brokerage policies and procedures, as well as, meeting the compliance requirements of Hawaii State Real Estate Laws, Regulations and Rules.
• Friendly and strong interpersonal and communication skills, with Aloha.
• Strong ability to investigate and resolve maintenance issues.
• Self-motivated, self-starter and self-directed.
• Knowledge and ability to use Microsoft Office and Teams.
• Ability to climb stairs and lift 50lbs.
• May require to weekends, holidays, and on-call rotation.
• Work independently and with a team.
• Clean Driver's abstract and Background screening (mileage reimbursement).
• Must live within 20 minutes of Kailua-Kona.
Education and Experience
• College Degree Preferred but not required
• 2+ years of leadership and people management skills
• 3+ years industry or real estate knowledge preferred.
• Active Hawaii Real Estate or Broker's License required.
