Hiring Full Time - Lead Maintenance Technician

Schedule Monday - Friday. 8:00 am - 5:00pm

Location 100% In Person

Role and Responsibilities

A.        Essential Functions

 1.0 Leadership, Coaching, and Mentoring

1.1       Will collaborate day-to-day activities with the Community Manager

1.2       Communicate with the Community Manager to carry out the objectives of efficient property operation

1.3       Promote good public relations with residents, co-workers, company staff, and service providers through a great attitude and resident trust

1.4       Contribute to a culture whereby Department is delivering the highest level of service to internal/external customers while adhering to CMI’s Core Values

1.5       Serve as a resource and support for area Maintenance Technicians

1.6       Create and conduct trainings including, but not limited to, safety, HVAC, electrical, mechanical and plumbing for area Maintenance Technicians

 2.0 Responsibilities

2.1       Assure all service requests are completed in a timely manner while prioritizing health and safety request first

2.2       Diagnose and perform minor and routine maintenance/repair in a timely and professional manner

2.3       Accurately document work performed through the work order system

2.4       Identify potential issues and liabilities and communicate findings with the Community Manager to carry out a proactive maintenance approach, while keeping the site(s) in the best possible physical condition

2.5       Assist in keeping grounds neat and free of litter

2.6       Ability to flex work schedule to accommodate after hour and weekend emergencies in a timely manner

2.7       Perform regular site inspections of exterior and interior of property to ensure compliance with regulatory requirements and management standards and assist Community Manager in identifying capital improvement projects and on-going maintenance needs

2.8       Accompany Community Manager during interior unit inspections to inspect interior for any maintenance issues, to replace HVAC filters, and to perform a check of all fire and safety items such as smoke detectors, fire extinguishers, firestops, and any additional furnished equipment

2.9       Responsible for CMI provided maintenance tablet, iPhone, and keys to the site(s)

2.10    Order materials, supplies, parts, and equipment in coordination with the Community Manager, and while adhering to the site’s annual budget

2.11    Maintain shop appearance to standards to facilitate quick assessment of supply inventory

2.12    Assess vacant units and restore the unit to make ready condition and coordinate status of vacant units with the Community Manager

2.13    Monitor independent contractors to ensure work is being completed as directed

2.14    Assess all physical aspects of the site on a routine basis to include, but not limited to, HVAC systems, windows, siding, roofs, exterior lighting, water leaks, and breezeways

B.         Additional Responsibilities

            Complete special projects as may be assigned.

Qualifications and Education Requirements

Knowledge, Skills, and Abilities Required

A.        Minimum Learned Skills and Abilities

1.0       General maintenance experience to include, but not limited to, knowledge of appliance repair, light carpentry, plumbing/electrical knowledge, and drywall/painting.  Plumbing experience and HVAC license is required.

1.1       Ability to analyze and troubleshoot maintenance issues and repairs

1.2       Comprehensive knowledge of Fair Housing Laws, including completion of courses prior to start date and thereafter, repeated annually

1.3       Eager to learn new skills and attend any available training opportunities

1.4       Physically able to perform maintenance duties as required

Preferred Skills

A proven track record of three years maintenance experience that is relevant to repairs, replacement, analyzing, and troubleshooting. Experience in residential housing a plus.

This is a labor-intensive position with frequent bending/stooping/standing, exposure to chemicals and the elements, frequent lifting of 20+ pounds, occasional lifting of 50+ pounds, ability to walk over multiple types of surfaces

•          Examining properties and informing maintenance staff of issues

•          Advertising available properties and conducting property tours as part of marketing activities.

•          Completing lease applications and assisting with verification of application information

•          Informing prospective tenants of results

•          Inspecting properties once units are vacated

•          Liaising with tenants to provide information and address their complaints and concerns

•          Maintaining and storing documentation effectively

•          Accepting rent payments, security deposits and other applicable fees

•          Any other tasks as assigned by the employee’s manager and/or in accordance with business needsration

Qualifications and Education Requirements

            High School Diploma / GED

Preferred Skills

•          Strong organizational and administrative skills

•          Excellent communication skills, both written and verbal

•          Proficiency in Microsoft Office 365 and data management software

•          Detail-oriented with strong analytical and problem-solving skills

•          Ability to multitask efficiently in a fast-paced environment

•          Ability to prioritize to ensure completion of work by given timelines

ADDITIONAL NOTES

•          Position requires occasional lifting of items no greater than 50 lbs
