Job description

Job Summary:

The Leasing Director is responsible for developing and executing the company's leasing strategy to maximize occupancy, rental revenue, and overall portfolio performance. This role provides leadership and direction to all leasing teams while collaborating closely with Property Management, Marketing, Processing, and Operations to ensure consistent leasing practices, exceptional customer service, and achievement of company goals.

The Leasing Director analyzes market trends, develops pricing and promotional strategies, oversees leasing technology and processes, ensures compliance with Fair Housing regulations, and mentors leasing professionals to drive performance across the portfolio.

Responsibilities:

  • Develop and execute leasing strategies to achieve occupancy and revenue targets.
  • Develop and oversee training processes for leasing teams.
  • Provide recommendations on staffing.
  • Train and mentor leasing managers, consultants, and support staff.
  • Enforce all policies and procedures, including but not limited to Fair Housing.
  • Monitor performance, traffic, conversion rates and market trends.
  • Manage MLS posts.
  • Manage leasing contests (March Madness).
  • Assist with resident event ideas.
  • Manage all aspects of lead-tracking software (ILL).
  • Report on leasing and occupancy to management weekly.
  • Report on net revenue income (NRI) to management quarterly, or more often if requested.
  • Recommend pricing and promotional strategies.
  • Assist with application and lease to maintain compliance with company policies and local/state/federal rules and regulations.
  • Assist with annual budgeting and revenue forecasting.
  • Monitor competitor pricing and make recommendations to remain competitive.
  • Review comp studies completed by leasing teams.
  • Conduct property tours when needed.
  • Build relationships with prospective residents, corporate clients, and referral partners.
  • Attend industry events when needed.
  • Resolve escalated applicant and broker concerns.
  • Manage brokerage agreements, hot sheets and open houses.
  • Process broker invoices for payment.
  • Review leasing commissions for each pay period (biweekly).
  • Collaborate with Marketing to create advertising and outreach campaigns.
  • Recommend and assist with renewing and negotiating ILS contracts.
  • Assist in the development of property improvements, signage, amenities, residential unit design and staging.
  • Assist in gathering market intelligence toward leasing and price setting exercises with the relevant teams; assist in analysis of comparable properties and their marketing efforts and success.
  • Assist with suggesting, ordering, and tracking marketing collateral (swag).
  • Ensure high quality customer service.
  • Additional duties as assigned.

Experience

  • Five (5) or more years of progressive multifamily leasing experience.
  • Minimum of three (3) years of leadership or management experience overseeing leasing teams.
  • Experience managing multiple properties or a multifamily portfolio preferred.
  • Experience with revenue management principles and multifamily marketing strategies.


Knowledge, Skills & Abilities

  • Thorough knowledge of multifamily leasing operations and Fair Housing laws.
  • Strong understanding of occupancy management, pricing strategies, and revenue optimization.
  • Excellent leadership, coaching, and team development skills.
  • Strong analytical and problem-solving abilities.
  • Excellent verbal, written, and interpersonal communication skills.
  • Strong organizational and project management skills with the ability to manage multiple priorities.
  • Ability to analyze market data and make strategic business recommendations.
  • Proficiency with property management software, CRM systems, Microsoft Office Suite, and Internet Listing Services (ILS).
  • Ability to work independently while collaborating effectively with cross-functional teams.

Physical Requirements

  • Frequently sit, stand, walk, bend, reach, and use hands for computer and office tasks.
  • Ability to tour apartment communities, including climbing stairs and walking throughout properties.
  • Ability to occasionally lift up to 25 pounds.
  • Ability to travel between company properties as needed.
