Every month, hundreds of families start searching online for an affordable place to call home. You'll be the first person they talk to - and the reason they show up. If you love the rush of building a pipeline from nothing, turning a scroll into a phone number, and a phone number into a booked appointment, this role was built for you.
As our Lead Generation Specialist, you won't wait for leads to land in your inbox - you'll go out and create them across Facebook Marketplace, ILS platforms, and social media, then work the phones and the DMs until a prospect is on the calendar. Once the appointment is booked and the handoff is clean, our Sales & Leasing Agents take it from there.
This is a fast-paced, metrics-driven role: success starts with consistently generating 500+ leads per month and converting them into appointments that actually show up.
Depending on inventory and lead volume, you may support one community or several, and work on site, remotely, or in a hybrid setup.
What You'll Own
Marketing & Lead Generation
  • Own lead generation across assigned communities, with an expectation of generating 500+ new leads per month.
  • Develop and execute marketing efforts designed to consistently generate new prospect interest and inquiries.
  • Post new and updated listings daily on Facebook Marketplace and all assigned ILS platforms.
  • Proactively identify additional opportunities and marketing channels that can increase lead volume.
  • Develop community-specific marketing campaigns based on available inventory, pricing, promotions, and local market conditions.
  • Monitor marketing performance and adjust strategies, listings, messaging, and campaigns based on results.
  • Maintain a consistent pipeline of new prospects across assigned communities.

Listing Preparation & Content
  • Coordinate with community managers and Sales & Leasing Agents to obtain current, high quality photos of available homes.
  • Edit and prepare photos so each listing is market ready and consistent with Havenpark's presentation standards.
  • Write clear, engaging listing copy and narratives designed to generate interest and inquiries.
  • Keep listings accurate, compelling, and up to date as inventory, pricing, and promotions change.
  • Regularly refresh and improve listings that are not generating sufficient activity.

Lead Engagement & Appointment Setting
  • Monitor inbound inquiries across all channels and respond quickly to establish contact and keep prospects engaged.
  • Answer prospective residents' questions about available homes, pricing, promotions, and communities.
  • Obtain the prospect's phone number and email address, schedule the appointment, and pass the appointment and contact information to the Sales & Leasing Agent.
  • Convert leads into scheduled showing appointments, with a target of setting appointments with approximately 50% of generated leads.
  • Schedule appointments for the Sales & Leasing Agent to conduct showings and manage the sales or leasing process.
  • Maintain a smooth, organized handoff so the Sales & Leasing Agent has the information and context needed for a successful appointment.
  • Follow up appropriately with prospects who have not yet scheduled an appointment.

Performance & Reporting
  • Generate 500+ new leads per month across assigned communities, depending on available inventory.
  • Target an approximately 50% lead-to-appointment conversion rate.
  • Meet weekly and monthly expectations for lead generation, response time, appointments set, and appointment conversion.
  • Track lead sources, marketing activity, response times, appointments, and outcomes in the CRM or lead management system.
  • Regularly report on lead generation activity, pipeline health, appointment conversion, and marketing performance.
  • Identify which marketing efforts are producing results and quickly adjust or replace efforts that are underperforming.

What You Bring
  • Demonstrated experience successfully generating leads through digital marketing, online listings, prospecting, or similar marketing efforts.
  • A proven ability to create and execute marketing efforts that produce measurable lead volume.
  • Experience in digital marketing, lead generation, business development, inside sales, or a similar role.
  • Skilled at editing photos and writing engaging, accurate listing copy.
  • Working knowledge of Facebook Marketplace and online listing service (ILS) platforms; manufactured housing or real estate experience is a plus.
  • Strong written and verbal communication skills, with the ability to respond quickly and professionally to prospects.
  • Comfortable engaging, collecting contact information from, and converting prospects into scheduled appointments.
  • Highly organized and able to manage marketing, lead flow, and listings across multiple communities simultaneously.
  • Comfortable working independently while staying closely coordinated with community teams and Sales & Leasing Agents.
  • Experience with CRM or lead management tools preferred.
  • Comfortable working in a performance-driven environment where lead generation and appointment conversion are measured consistently.

$45,000 - $45,000 a year
Commissions are earned on sales or leases closed from leads the employee generates.
