Essential Duties and Responsibilities:
Planning Stage
    • Perform financial analysis andassistwith the preparation and submittal of Land Proformas
    • Assistwith the management of land development projects from acquisition to final assumption,withliaisonbetween Sales, Marketing, Building/Architecture, Government Authorities, Consultingteamand contractors
    • Project scheduling, budgeting, cashflows and other financial reporting
    • Support management with municipal approvals: draft plans, zoning, site plans, subdivisionregistrationetc.
    • Obtain development approvals by working with multi-disciplined consultant teams and government authorities
    • Support the Project Managers with the engineering process including civil, landscaping, and utility drawing approval process
    • Maintainappropriate recordsof approvals, engineering plans, permits etc. for each project
    • Stay current on industry and municipal standards
    • Build andmaintainpositive relationships within the organization and with Contractors, Municipalities, Agencies, and ourBuilders
    • Achievetimelyplanning and engineering approvals for civil, landscaping, utilities, etc. to ensure that all approvals are obtainedin a timely mannerand according to the project's schedule
    • Produce financial evaluations of all plan alternatives
    • Oversee project visioning process, pursue alternative designstandardsand process subdivision, utility, and development agreements
    • Initiate, manage and execute land development and planning approval schedules
    • Produce land development budgets
    • Continuallymaintainawareness of and challenge engineering and planning standards
    • Manage team ofconsultants for thetimelycompletion of all deliverables
    • Oversee and review engineering and landscape design to meet schedules and achieve mosttimely/cost effective and customer friendly construction techniques & designs
    • Review overall earthwork strategies to minimize costs and avoid import/export of material
    • Activelyparticipatein acquisitions and due diligence
    • Ensure Marketing,Constructionand head office have all informationrequiredfor scheduling,salesand construction
    • Procure construction, engineering,landscapingand other consultant services
    • Oversee preparation of contract documentsand strategies
    • Review and analyze contract documents prior to award and negotiate prices and terms of contract (in consultation with the Vice President)
    • Obtain construction and environmental permits
    • Obtain financial assurances (as applicable)
    • Assist the Construction and Marketing teams with land development related issues
    • Support to Construction team with review of house plot plans
    • Mentor, train and support direct report(s) and intern(s)
    • Perform other related duties as assigned
    Land Development Stage
    • Make regular site visits and attend construction meetings (as needed)
    • Coordinate with the Land Construction Manager for the management of all land development activities
    • Manage land development budgets and schedules
    • Manage cost to complete reports
    • Produce cash flow forecasting
    • Oversee dust control and SWPPP complianceduring land development
    • Obtain release of financial assurances after assumption has been achieved
