POSITION SUMMARY:

The Land Development Manager is responsible for coordinating the successful development of company-owned properties in alignment with business objectives, project timelines, and financial goals. This role requires a strong understanding of all phases of the land development process, including project sequencing, municipal coordination, infrastructure development, budgeting, and consultant management. Additionally, this position plays an integral role in the planning and entitlement process across the jurisdictions in which the company operates, proactively identifying and addressing all requirements necessary to secure development and building permits.


Work Location: On-site – The Woodlands, Texas


ESSENTIAL JOB RESPONSIBILITIES:

  • Manage and oversee all phases of conceptual planning, preliminary plats, and final plats.
  • Coordinate and secure approvals for subdivision plans, development agreements, reimbursement agreements, and landscape plans.
  • Direct and manage civil, geotechnical, and structural engineers, as well as paving, utility, landscape, and other subcontractors.
  • Conduct routine field inspections to ensure quality, compliance, and project progress.
  • Oversee and ensure compliance with all SWPPP requirements.
  • Manage construction project budgets and coordinate the design and installation of infrastructure with dry utility providers.
  • Coordinate with builders regarding lot takedowns, pod sales, and development schedules.
  • Partner with financial analysts to maintain and update project proformas.
  • Lead contract negotiations, bid analysis, and contract administration activities.
  • Develop and maintain project schedules, including critical path analysis and milestone tracking.
  • Coordinate with Residential Property Owners’ Associations and Municipal Utility Districts to support community operations and development objectives.
  • Collaborate with internal teams on market research, sales initiatives, and advertising efforts.
  • Manage undeveloped land assets to ensure appropriate maintenance, compliance, and tax oversight.

SUPERVISORY RESPONSIBILITIES

  • Manage and coordinate architects, engineers, land planners, consultants, and other external partners involved in development projects.

EDUCATION:

  • High school diploma or GED required.

  • Experience with value engineering and knowledge of the local market, including contractor availability, pricing, and entitlement processes.
  • Working knowledge of finance and accounting principles.
  • Proficiency in Microsoft Office Suite, including Excel and Project.
