Position Description:

We are seeking a highly motivated Land Analyst to support our Land Advisory team in Raleigh, North Carolina. This role offers an exceptional opportunity for an analytical, entrepreneurial, and detail-oriented professional to work alongside market-leading land brokers on business development, client advisory, transaction execution, market analysis, and marketing initiatives.

The Land Analyst will play a critical role in evaluating land opportunities, conducting market research, preparing client presentations, developing underwriting and valuation analyses, and supporting the execution of land acquisition, disposition, assemblage, and development transactions. This position is ideal for an individual with a passion for commercial real estate development, a strong financial and analytical foundation, and a desire to build a long-term career within the brokerage industry.

Essential Job Functions:

Financial Analysis & Valuation

  • Develop financial analyses and valuations for both greenfield land and redevelopment assets, including residential, mixed-use, industrial, retail, office, and multifamily development opportunities.
  • Assist in evaluating land development options in order to provide pricing valuations, residual land valuations, development feasibility studies, and investment scenarios.
  • Analyze development assumptions including density, entitlement status, infrastructure requirements, absorption projections, and development costs.
  • Support underwriting efforts by evaluating comparable land sales, market trends, and potential development outcomes.

Research & Market Intelligence

  • Gather, analyze, and present demographic, economic, municipal, and real estate market data to support client recommendations and business development efforts.
  • Track market activity including land sales, development projects, zoning cases, rezoning applications, annexations, infrastructure improvements, and major economic development announcements.
  • Maintain databases of land transactions, property ownership, development activity, and market comparables.
  • Utilize GIS mapping, CoStar, LandGlide, Zonda, county tax records, planning department resources, and other research tools to identify opportunities and provide market insights.

Business Development & Client Support

  • Support the preparation of proposals, pitches, broker opinions of value (BOVs), property evaluations, and client presentations.
  • Develop property-specific marketing materials, offering memorandums, aerial exhibits, maps, and presentation packages.
  • Coordinate and maintain property information, marketing campaigns, prospect activity, and deal pipeline reporting.
  • Assist brokerage professionals in pursuing new business opportunities and strengthening existing client relationships.

Transaction Execution

  • Support transaction teams through the acquisition and organization of due diligence materials.
  • Review surveys, environmental reports, zoning documentation, utility information, entitlement materials, development plans, and other transaction-related documents.
  • Coordinate with landowners, developers, municipalities, attorneys, engineers, consultants, and internal stakeholders throughout the transaction process.
  • Monitor critical transaction milestones and assist in ensuring deadlines and deliverables are met.

Team Collaboration & Operational Excellence

  • Present research findings, valuation analyses, and market recommendations to brokerage team leadership.
  • Proactively identify opportunities to improve processes, reporting capabilities, and team efficiency.
  • Support a culture of collaboration, client service, accountability, and continuous improvement.
  • Contribute to special projects and strategic initiatives supporting the growth of the Land Advisory platform.

Education and Experience Requested:

  • Bachelor's degree in Real Estate, Finance, Business, Economics, Urban Planning, Geography, or a related field required.
  • 1-3 years of commercial real estate, land brokerage, development, valuation, investment sales, financial analysis, or related experience preferred.
  • Experience analyzing commercial real estate assets, development projects, or land opportunities is strongly preferred.
  • North Carolina real estate license or willingness to obtain within a designated timeframe is required.
