What this job involves:

JLL is seeking a skilled and reliable HVAC Technician to join our facilities operations team in Hopkinton, MA. In this hands-on role, you'll be responsible for maintaining, troubleshooting, repairing, and optimizing HVAC systems to ensure comfortable, efficient, and safe building environments for our clients and occupants. As our HVAC Technician, you'll perform preventive maintenance, respond to service calls, diagnose system issues, and execute repairs on a diverse range of heating, ventilation, and air conditioning equipment. You'll work as part of a collaborative facilities team, supporting operational excellence and contributing to the reliability of critical building systems. This position offers the opportunity to apply your technical expertise, develop your skills across multiple systems, and grow your career within JLL's industry-leading facilities management platform.

What your day-to-day will look like:

HVAC System Maintenance and Repair

  • Perform scheduled preventive maintenance on HVAC equipment including rooftop units, split systems, chillers, boilers, air handlers, fan coil units, variable air volume (VAV) boxes, and related components
  • Troubleshoot and diagnose HVAC system malfunctions using diagnostic tools, technical manuals, and systematic problem-solving approaches
  • Execute repairs on HVAC equipment including compressor replacement, refrigerant leak detection and repair, motor replacement, belt and filter changes, and control system adjustments
  • Conduct seasonal HVAC system start-ups and shutdowns, ensuring proper preparation and transition between heating and cooling modes
  • Monitor building automation system (BAS) for HVAC alarms, performance anomalies, and efficiency opportunities, responding promptly to system alerts

Preventive Maintenance Execution

  • Complete assigned preventive maintenance work orders according to established schedules, procedures, and quality standards
  • Inspect HVAC equipment regularly for signs of wear, damage, leaks, unusual noise, or performance degradation
  • Clean or replace air filters, lubricate moving parts, check and adjust belts, verify proper refrigerant charge, and calibrate controls during routine maintenance activities
  • Document all maintenance activities in the computerized maintenance management system (CMMS), recording findings, actions taken, parts used, and recommendations for follow-up work
  • Test safety controls, pressure relief devices, and operational safeguards to ensure proper function and compliance with safety standards

Emergency Response and Service Calls

  • Respond promptly to HVAC-related service calls, comfort complaints, and emergency system failures
  • Diagnose root causes of HVAC issues including inadequate heating or cooling, poor air distribution, excessive noise, water leaks, or control malfunctions
  • Implement temporary solutions to restore comfort while planning and executing permanent repairs
  • Communicate effectively with building occupants, property management, and facilities leadership regarding service issues, expected resolution times, and completed repairs
  • Escalate complex technical issues or capital equipment failures to Chief Engineer or Facilities Manager with detailed diagnostic information and repair recommendations

Plumbing and Electrical Support

  • Assist with basic plumbing maintenance and repairs including fixture replacement, drain clearing, valve repairs, and water system troubleshooting
  • Support electrical maintenance activities such as lighting repairs, outlet replacement, ballast changes, and basic circuit troubleshooting under appropriate supervision and within scope of qualifications
  • Collaborate with specialized contractors or licensed professionals for complex plumbing or electrical work requiring advanced expertise or regulatory compliance

System Optimization and Energy Efficiency

  • Monitor HVAC system performance for opportunities to improve efficiency, reduce energy consumption, and enhance occupant comfort
  • Adjust system setpoints, schedules, and operational parameters to optimize performance while maintaining comfort and meeting client requirements
  • Identify and recommend equipment upgrades, retrofits, or replacements that improve reliability, efficiency, or functionality
  • Support energy management initiatives by ensuring HVAC systems operate according to established schedules and efficiency protocols

Safety Compliance and Work Quality

  • Follow all OSHA safety regulations, lockout/tagout procedures, and JLL safety protocols when performing maintenance and repair work
  • Use personal protective equipment (PPE) appropriately including safety glasses, gloves, respiratory protection, and hearing protection as required
  • Maintain clean, organized work areas and properly store tools, equipment, and materials after completing work
  • Handle refrigerants in accordance with EPA regulations, ensuring proper recovery, recycling, and documentation of all refrigerant transactions
  • Complete required safety training, toolbox talks, and safety documentation including Job Safety Analysis (JSA) forms for high-risk activities

Documentation and Communication

  • Maintain accurate and complete records of all work performed including maintenance activities, repairs, parts used, and time invested
  • Document equipment conditions, deficiencies identified, and recommendations for future action in CMMS work orders
  • Communicate effectively with Chief Engineer, Facilities Manager, and team members regarding system status, ongoing issues, and maintenance priorities
  • Participate in shift turnover meetings or communications, ensuring continuity of operations and awareness of current issues
  • Complete required certifications, test reports, and compliance documentation for HVAC equipment and systems
Required Qualifications:

Education/Training

  • High school diploma or equivalent required
  • Completion of HVAC technical training program, trade school, or apprenticeship preferred
  • EPA Section 608 Universal Refrigerant Certification (Type I, II, III, and IV) strongly preferred
  • OSHA 10 certification preferred

Experience

  • 3-5 years of hands-on experience performing HVAC maintenance, troubleshooting, and repair in commercial, industrial, or institutional facilities
  • Demonstrated ability to diagnose and repair a variety of HVAC equipment including rooftop units, split systems, chillers, boilers, and air handling equipment
  • Experience working independently and as part of a facilities maintenance team
  • Familiarity with computerized maintenance management systems (CMMS) and work order documentation practices

Skills and Knowledge

  • Strong technical knowledge of HVAC systems, controls, refrigeration cycles, and building comfort principles
  • Proficiency using HVAC diagnostic tools including multimeters, refrigerant gauges, pressure sensors, temperature probes, and leak detection equipment
  • Ability to read and interpret technical manuals, wiring diagrams, piping schematics, and building automation system interfaces
  • Understanding of lockout/tagout procedures, electrical safety practices, and refrigerant handling regulations
  • Good communication skills with ability to interact professionally with building occupants, management, and team members
  • Self-motivated with ability to work independently, prioritize tasks, and manage time effectively
  • Physical ability to lift equipment and materials up to 50 pounds, work on ladders and rooftops, and access mechanical spaces
  • Valid driver's license with clean driving record

  • Massachusetts HVAC Journeyman or Master license highly desirable
