Leasing Manager

As a Leasing Manager, you'll play a vital role in driving occupancy and revenue while delivering an exceptional leasing experience to prospects, residents, and property owners alike.

About The Person:

First and foremost, we are looking for a team player who has excellent customer service skills and will execute their work with the company's vision and Core Values through every interaction with owners, tenants, and vendors. The Leasing Manager must be a self-starter with a start-up mentality, that proactively solves hard problems and has an "ownership mindset" of their properties and clients. The Leasing Manager's performance has a profound impact on the overall performance and health of their properties. We are a close-knit team looking for someone to work smart with as we continue to expand the business and execute our vision of curating a tenant experience that is fundamentally low-friction without lacking high touch from the initial inquiry through to their eventual move out.

Key Responsibilities:

  • Design and execute marketing activities to create and drive traffic to the community, including implementing resident referral and employer outreach programs, using internet marketing tools (Craigslist, Facebook, e-mail, and other websites), and following other property-specific marketing plans, drives, and special programs.
  • Schedule and conduct showings using lead management software ShowMojo.
  • Process applications quickly and accurately and draft leases, lease addenda, lease renewals
  • Manage leasing requests from existing tenants with the assistance of Leasing Coordinators. This includes lease breaks, roommate additions, unit transfers, etc.
  • Inspect apartments prior to resident move-in and ensures apartments are in move-in ready condition and schedules any outstanding item to be addressed with the maintenance team.
  • Perform all sales and leasing activities to achieve the property's revenue and occupancy goals by greeting and qualifying prospects, conducting property tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease sign-in.
  • Execute and perform activities in support of the property's lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time.
  • Track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about existing and future residents.
  • Respond quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).

Be A Master Of The Bay Area Rental Market And Truly Own The Leasing Process From End To End At All Properties.

  • Stay informed about current market and competitor conditions that may impact the property's occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the property's established policies related to concessions, specials, and other programs to boost occupancy.
  • Set rents and make rent recommendations; recommend adjustments for units that are not renting quickly; and advise on unit renovations to increase revenue.
  • Update owners on upcoming and current vacancies on a weekly basis.
  • Ensure that the property and show units meet the Company's standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance and upkeep needs to the property's maintenance team members, and ensuring a physically appealing show unit and/or model and amenities.
  • Reports to the Regional and Portfolio Manager(s) of assigned Region.
  • Use the on-site property management software (Appfolio)

What We Are Looking For:

  • Multi-Family, Multi-Site Leasing experience -- 2+ years preferred but not required
  • Sales driven, problem solver, and open-minded individual ready to make this role their own and grow with 2B Living
  • Strong written and verbal communication skills
  • Collaborative team-player with excellent customer service skills
  • Well organized with great attention to detail
  • Driving required – must have a car and valid driver's license
  • Knowledge of community pricing and availability as well as neighborhood and local community and ability to clearly communicate benefits of community and surrounding area
  • Must have working knowledge of Microsoft Office Suite (Word, Excel) and Google Suite
  • Valid California Real Estate license
  • Working knowledge of Appfolio and ShowMojo experience is a plus
  • Building lease-ups and marketing/branding experience is a plus

Compensation:

  • Commensurate with experience - range $25-$30/hour
  • Commission component - $250 per lease, can net out to ~40-50% of the base hourly/salary rate.
  • Eligible for annual performance bonuses
  • Position available immediately
