The Internet Sales Manager is responsible for staffing, training, and coaching the Internet Sales Coordinators for the San Diego Division. This role ensures compliance with Department of Real Estate rules and regulations while driving engagement through Lennar's Digits, Lead Scoring, and Self-Guided Tour sales process. The Internet Sales Manager partners closely with the VP of Sales and cross-functional teams to ensure a best-in-class customer experience and achievement of divisional sales goals. Travel to various communities may be required.
Your Responsibilities on the Team
  • Partner with the VP of Sales to ensure adequate staffing for the Internet Sales Department.
  • Train and coach Internet Sales Coordinators on each step of Lennar's Digits, Lead Scoring, and Self-Guided Tour process to achieve maximum sales performance.
  • Supervise the Internet Sales team to create positive online customer experiences through email, live chat, and 1-800 calls.
  • Oversee lead outreach strategies, ensuring consistent engagement and well-crafted communication templates.
  • Lead the ISC team to effectively capture and convert online customer traffic into qualified sales prospects.
  • Manage VIP Interest Lists and ensure prospective customers are prequalified with Lennar Mortgage.
  • Drive efforts to maintain inventory neutrality, reduce incentives, and minimize broker costs through organic sales.
  • Partner with New Home Consultants to strategically sell inventory homes using a First In, First Out (FIFO) approach.
  • Collaborate with Area Sales Managers to monitor performance metrics (WTD, MTD, QTD, YTD) and identify improvement opportunities.
  • Conduct regular quality checks ("shop" programs) for Internet Sales Coordinators and implement improvement plans.
  • Assign and track department projects to ensure accuracy and timely completion.
  • May lead the team through the sales process and review purchase agreements for accuracy and DRE compliance.
  • Provide input to the VP of Sales regarding advertising and promotional strategies related to online sales.
  • Monitor market trends and competitor activities.
  • Attend promotional events and sales meetings as directed.
  • Enforce follow-up programs and promote Lennar's culture and values across all interactions.
  • Perform all other duties as assigned.

Your Toolbox
  • Three (3) to five (5) years of experience in residential internet sales, sales management, or related industries required.
  • High school diploma or GED required; college education preferred.
  • Licensed California Department of Real Estate Agent and/or Broker required.
  • Strong communication (verbal and written), organizational, and interpersonal skills.
  • Professional presence and ability to manage conflict effectively.
  • Ability to multitask and meet deadlines in a fast-paced environment.
  • Proficient in Microsoft Word and Excel; advanced computer skills preferred.
  • Valid, unrestricted driver's license preferred.
  • Resourceful, patient, and clear communicator with strong motivational skills.

Physical & Office/Site Presence Requirements:
This is primarily a sedentary office position which requires the incumbent to have the ability to operate computer equipment, speak, hear, bend, stoop, reach, lift, and move and carry up to 25 lbs. Finger dexterity is necessary.
