Facilities Operations Manager

As a Facilities Operations Manager, you will be responsible for the operational performance, maintenance, and real estate administration of approximately 130 locations nationwide.  This means overseeing facility functionality, budgeting, vendor management, lease administration, and overall portfolio accountability to ensure safe, efficient, and cost-effective operations throughout our entire footprint.

ESSENTIAL JOB FUNCTIONS:

  • Manage daytoday facility performance across 130 sites.
  • Ensure all buildings are safe, functional, and compliant.
  • Oversee preventative and corrective maintenance programs.
  • Use CMMS tools to track work orders and performance.
  • Maintain lease records, critical dates, renewals, and compliance.
  • Review rent schedules, CAM reconciliations, and occupancy costs.
  • Serve as primary contact for landlords/property managers.
  • Support site openings, closures, relocations, and duediligence.
  • Develop and manage OPEX/CAPEX budgets for facilities and real estate.
  • Forecasts spend, review invoices, and ensure cost control.
  • Identify and achieve savings opportunities across utilities, repairs, and services.
  • Manage nationwide vendors and service providers.
  • Negotiate contracts and enforce SLAs and performance metrics.
  • Ensure consistent service delivery across all locations.
  • Provide reporting on maintenance activity, spend, and lease events.
  • Maintain dashboards and KPIs to ensure operational visibility.
  • Drive accountability with vendors, site contacts, and internal partners
  • Other job-related duties as requested

JOB QUALIFICATIONS AND REQUIREMENTS:

  • High School Diploma or GED.
  • 5-10+ years of multi-site facilities and/or real estate management
  • Strong skills in budgeting, lease administration, and vendor management
  • Knowledge and experience building systems and maintenance programs
  • Experience with CMMS and real estate management tools
  • Valid driver's license/satisfactory driving record
  • Willingness to work as a team and independently.
  • Must be legally authorized to work in the U.S.

ADDITIONAL JOB REQUIREMENTS:

  • Available to travel as needed (approximately 20-40%).
