Custodial Area Supervisor

Position Overview:

The Area Supervisor supports janitorial operations across multiple assigned school locations, typically overseeing 7-9 buildings. This role provides direct oversight of Shift Leads and serves as the primary field-level support for daily operations, inspections, training, and issue resolution. The Area Supervisor acts as the immediate point of contact for unresolved concerns, ensures service quality through regular inspections using WinTeam, and supports the development of staff through hands-on training. This position plays a critical role in maintaining consistent service standards, closing performance gaps, and ensuring operational continuity across assigned locations.

Essential Functions:

The essential functions of this position include, but are not limited to:

  • Oversee janitorial operations across assigned schools, ensuring compliance with company standards, contractual requirements, and performance expectations.
  • Directly supervise and support Shift Leads, providing guidance, accountability, and performance oversight.
  • Serve as the primary point of contact for unresolved operational or service issues, ensuring timely resolution and escalation when needed.
  • Conduct and coordinate inspections using WinTeam, review results, and ensure deficiencies are addressed and closed out in a timely manner while monitoring overall service quality.
  • Evaluate training effectiveness and coordinate and deliver targeted training, including floor care and project cleaning, to address performance gaps and reinforce standards.
  • Serve as a project specialist by maintaining certifications and leading specialized cleaning and floor care work within assigned areas.
  • Support staffing and scheduling needs across assigned locations, including filling in at sites as needed to maintain service continuity.
  • Maintain communication with school staff and facility contacts to support positive working relationships.
  • Monitor supply and equipment needs and communicate requirements to ensure operational readiness.
  • Travel between assigned locations to conduct inspections, provide training, support staffing coverage, and ensure service continuity.

Additional Essential Functions:

  • Ability to work independently with minimal supervision across multiple locations.
  • Ability to train and develop employees in cleaning procedures and specialized services (e.g., floor care).
  • Ability to work in a fast-paced environment, adapt to changing priorities, and respond to urgent situations while managing multiple sites and tasks.
  • Ability to communicate effectively and work cooperatively with teams, clients, and school staff.
  • Ability to manage time and priorities effectively
  • Ability to lead by example and support team performance and accountability.
  • Ability to maintain consistent attendance, punctuality, and professional appearance.
  • Ability to read and write to follow instructions, schedules, and safety procedures.
  • Ability to perform additional duties as assigned.

Physical Demands:

  • Frequent standing, walking, pushing, kneeling, bending, twisting, reaching, squatting, and crawling.
  • Must be able to work in educational environments and temperatures, including exposure to noise, heat, cold, and indoor/outdoor conditions.
  • Must be able to lift and/or carry up to 25 pounds frequently.

Qualifications:

  • Previous experience in janitorial, custodial, or facilities work required; leadership or supervisory experience preferred.
  • Experience overseeing multiple sites or teams preferred.
  • Strong communication and interpersonal skills, with the ability to interact effectively with staff and clients.
  • Strong attention to detail and commitment to maintaining quality standards.
  • Reliable transportation, valid driver’s license, and good driving record required for travel between assigned locations.
  • Bilingual (English/Spanish) required.
