The Maintenance Manager provides strategic and operational leadership for the maintenance team, ensuring property safety, high tenant satisfaction, and efficient execution of work orders. This role oversees the entire maintenance technician lifecycle—including hiring, team support, and accountability—while actively managing budgets, administrative workflows, and weekly KPI performance metrics.

Core Responsibilities:

Team Leadership & People Management

  • Lead, mentor, and support a team of maintenance technicians and administrative staff to drive operational success.
  • Oversee full employee lifecycle: recruit, interview, hire, train, discipline, and execute terminations in partnership with HR.
  • Manage time tracking, approve timesheets, expenses, handle time-off requests, and optimize staff scheduling and utilization rates.
  • Conduct regular performance evaluations, hold the team accountable to performance standards, and field-verify quality via on-site property visits.

Operations & Maintenance Oversight

  • Direct daily execution of routine, preventive, and emergency work orders to maintain high quality and timely completion.
  • Manage Maintenance Administrative staff to streamline ticketing, resident follow-ups, and daily workflows.
  • Oversee inventory management, tool tracking, and parts procurement.
  • Coordinate after-hours emergency response protocols and rotate on-call duties as needed.
  • Run employee hours and billable hour reports and problem solve areas for improvement.
  • Run multiple KPI reports and identify strengths and weaknesses within the team on performance.

Financial Management & KPI Tracking

  • Manage maintenance expenses, review monthly variance reports, and contribute to annual property budget development.
  • Track and report weekly KPI scorecards, including technician utilization, ticket resolution times, and customer satisfaction metrics.
  • Solicit, analyze, and negotiate vendor and contractor bids for small projects and major capital improvement contracts.

Safety, Compliance & Quality Control

  • Train staff on safety protocols, proper equipment operation, and compliance (OSHA/Cal-OSHA, HUD UPCS, local building codes).
  • Perform quality control inspections on completed internal and subcontracted work.
  • Maintain hazardous material handling and electronic waste disposal protocols.

Qualifications & Requirements

  • Experience: 3–5+ years in property maintenance, with at least 2+ years in a supervisory or management role.
  • Education: High School Diploma required; Bachelor’s degree or trade certification (HVAC, Plumbing, Electrical, Facilities Management) preferred.
  • Technical Skills: Strong technical knowledge of HVAC, electrical, plumbing, and mechanical systems; proficiency in Excel, GSuite, and property management software.
  • Core Competencies: Excellent leadership, financial acumen, time management, and verbal/written communication skills.
  • Physical Requirements: Ability to conduct field visits, perform physical inspections, and travel across assigned properties as needed.

Compensation & Benefits:

  • Salary range: $110,000-$120,000
  • Eligible for annual performance bonuses.
