Job description

The Project Executive will provide leadership and oversight for the day-to-day operations for all Construction, Project Management and Project Administration activities associated with the development and construction of high density residential mixed use projects. . The position will be responsible for the managing of staff including Project Managers, Superintendents, and Project Support staff. The Project Executive will report to the Vice President and President of Construction. The Project Executive will assist in the development and implementation of corporate policies and procedures to achieve established corporate goals and support the corporate Mission Statement.
Essential Functions/Responsibilities
  • Contribute to the development and implementation of corporate policies and procedures in conjunction with the Vice President and President of Construction (senior executives)..
  • Provide operations oversight and direction in the following areas:
    • Owner, lender, design team subcontractor and municipal relationships
    • Procedural and process issues
    • Financial issues and reporting processes
    • Subcontractor performance issues
    • Manpower issues and analysis
    • Constructability and technical issues
    • Legal and liability issues
    • Risk analysis and mitigation
    • Special issues
  • Review the performance of all assigned construction associates including providing recommendations to senior executives related to project staffing, developmental needs, position evaluations, and compensation.
  • Perform monthly project reviews with each project team to include the following major activities:
    • Project schedule, safety, administration, and profitability
    • Material and equipment procurement
    • Quality of work
    • Quality of relationships with vested parties.
  • Prepare the monthly Executive Summaries from information received in the monthly project reviews and oversee a formal review meeting each month with the respective senior executives to review the results.
  • Provide current information required by senior executives to maintain the overall Company monthly overhead and billing schedules for use by accounting in the proper cost allocation of construction personnel.-.
  • Analyze available and qualified manpower and make specific project assignments for all salaried and hourly construction associates and make recommendations to the senior executives for the hiring of additional manpower. Implement the advertisement and interviewing process for needed manpower.
  • Ensure the accurate completion and timely submission of the monthly Owner Application for Payment process by each Project Manager.
  • Review and approve the following project administration documents as and when required:
    • General Conditions and approach of each project estimate prior to submission to the Owner
    • Project schedule prior to issuance to Owner and Subcontractors
    • Project Budget as prepared by estimating prior to issuance to accounting.
    • Subcontracts and purchase orders.
    • Contractual notices to project Owners and subcontractors.
    • Change Order Request prior to submission to the Owner.
    • AIA Owner Change Orders.
    • Subcontractor AIA Change Orders and associated budget revisions.
    • Coordination of project mobilization, demobilization and equipment
    • Construction associate and personnel requests for vacation.
    • Work with accounting department to resolve all project billing and reporting issues.
    • Review and approve all hourly time sheets.
    • Audit of material and equipment purchase tickets for correct coding as prepared by each Project Manager.
  • Visit each job site and attend the subcontractor progress meetings as required in order to have working knowledge of current project status and issues.
  • Attend all regular Owner meetings.
  • Assist the PMs and Superintendents with resolution of specific issues and requests.
  • Make provisions for required coverage for Project Managers and Superintendents while they are on vacation or otherwise.
  • Assist with agenda preparation and attend a monthly Construction Management coordination meeting to review the following issues:
    • Current months project reviews
    • Manpower quantitative and qualitative analysis.
    • Procedures, processes and systems.
    • Liability or legal issues.
    • Owner, architect, subcontractor and municipal relationship issues.
    • Update construction goals and review individual action items.
  • All other duties as assigned

Education and/or Experience
  • Four year Construction Science/Engineering degree or equivalent combination of education and experience.
  • 10years of responsibility supervising the construction operations of large construction projects.

Skills/Specialized Knowledge
  • Advanced experience and knowledge of construction estimating, means and methods, accounting, project administration, and a thorough understanding of industry practices.
  • Ability to communicate well in English both written and verbally.
  • Experience in the management of Superintendents, Project Managers, and Project Support Staff.
  • Knowledge and experience in the use of project management and scheduling software. Experience in the use of Procore and Textura a plus.
  • Excellent leadership, communication, interpersonal, and computer skills.
  • Must possess the utmost of personal integrity and have the ability to create and lead and organization's culture.
