Job Title: Project ManagerJob Description

This mid-level Project Manager role offers the opportunity to take full ownership of commercial construction projects, with a particular focus on in-house bid coordination for hotels and car washes. The position is ideal for professionals with at least 5 years of project management experience on diverse commercial projects valued at $10M or more, including fire houses, medical facilities, retail spaces, hotels, apartments, pharmacies, and multifamily or mixed-use developments. The role is also well suited for experienced Assistant Project Managers or Project Engineers who have supported large ground-up or design-build projects and are ready to step into a full Project Manager position. You will play a key role in planning, budgeting, scheduling, and administering projects while collaborating closely with superintendents, owners, and subcontractors.

Responsibilities
  • Take full ownership of assigned projects from preconstruction through close-out, ensuring successful delivery on scope, schedule, and budget.
  • Coordinate all project activities with the Superintendent and broader project team to maintain alignment and effective communication.
  • Manage and own all project finances, including budgets, cost tracking, and financial reporting.
  • Organize, understand, and maintain up-to-date contract documents, ensuring all stakeholders work from current information.
  • Prepare the project construction schedule in collaboration with the Superintendent and with input from key subcontractors.
  • Coordinate the development, intent, and implementation of the final project budget, aligning it with project goals and contractual requirements.
  • Issue all subcontracts, ensuring scopes of work are clearly defined and properly documented.
  • Lead project planning and scheduling efforts to sequence work efficiently and mitigate risks.
  • Prepare and maintain a master submittal schedule and submittal log, ensuring timely review and approval of materials and shop drawings.
  • Schedule and conduct regular owner meetings, subcontractor coordination meetings, and preconstruction meetings to facilitate collaboration and decision-making.
  • Receive, review, document, and manage the resolution of all project-specific issues, maintaining thorough records of decisions and actions.
  • Receive, review, and process all subcontractor Requests for Information (RFIs) and Requests for Proposal (RFPs), ensuring timely responses.
  • Prepare, distribute, and obtain approval for all Owner Change Order Requests, clearly communicating scope and cost impacts.
  • Prepare and distribute all subcontractor Change Orders and associated budget revisions, updating financial records accordingly.
  • Prepare and submit monthly Owner Applications for Payment, ensuring accuracy and compliance with contract requirements.
  • Oversee all project administrative logs, including RFIs, submittals, change orders, and other documentation, and manage project close-out activities.
  • Work independently to drive project progress, while collaborating effectively with internal teams, owners, and subcontractors.
  • Support site development activities and ensure construction administration processes are followed throughout the project lifecycle.
Essential Skills
  • At least 5 years of experience as a Project Manager in commercial construction, managing projects with values of $10M or more.
  • Experience as a Commercial Project Manager or Assistant Project Manager for a minimum of 2 years.
  • Proven experience managing or supporting a diverse portfolio of commercial projects, including hotels, apartments, fire houses, pharmacies, car washes, medical facilities, retail spaces, restaurants, and multifamily or mixed-use developments.
  • Ground-up construction experience on projects valued at $3M or more.
  • Experience with design-build or ground-up project delivery methods.
  • Strong project management skills, including planning, scheduling, budgeting, and coordination.
  • Demonstrated ability to manage change orders, including owner and subcontractor change requests and associated budget revisions.
  • Experience with document control and construction administration, including maintaining contract documents and administrative logs.
  • Proficiency with Microsoft Office for project documentation, reporting, and communication.
  • Ability to manage RFIs and RFPs from subcontractors, including review, processing, and resolution.
  • Ability to work independently, take ownership of project outcomes, and make sound decisions.
  • Willingness to learn and adapt to established company processes and procedures.
Additional Skills & Qualifications
  • Experience supporting large commercial projects as an Assistant Project Manager or Project Engineer and interest in progressing into a full Project Manager role.
  • Experience with site development projects and coordination of related activities.
  • Commercial construction experience specifically in hotels, apartments, fire houses, pharmacies, car washes, restaurants, and retail environments.
  • Strong communication and interpersonal skills for effective coordination with superintendents, owners, and subcontractors.

Work Environment

This position is based in an office located in Chesapeake and supports commercial construction projects in the surrounding region. You will work closely with ownership and the project team in a growing company that is expanding its office space to accommodate a larger staff. The environment offers direct access to leadership, a strong project backlog, and clear opportunities for advancement. Standard office technologies and Microsoft Office are used for project coordination, documentation, and communication. The role involves regular collaboration with field personnel and subcontractors, as well as participation in project meetings with owners and stakeholders. Dress code is typical professional office attire appropriate for a commercial construction setting.
