We are seeking a Preconstruction & Development Manager to support hotel development and acquisition-driven projects across a national hospitality portfolio.

This role is responsible for leading early-stage project planning, feasibility analysis, budgeting, and consultant coordination from concept through transition into construction.

You will play a key role in evaluating opportunities, structuring project scope and cost, and ensuring projects are fully prepared for successful execution.

This position reports to the Senior Vice President of Construction and works closely with internal development and operations teams. Significant travel may be required depending on project activity.

What You’ll Do

  • Lead preconstruction planning for select-service hotel development and renovation projects
  • Conduct feasibility analysis and due diligence for potential hospitality acquisitions
  • Develop conceptual and detailed project budgets and schedules
  • Coordinate architects, engineers, and specialty consultants (structural, MEP, civil, geotechnical, interiors, landscape) through design and approval phases
  • Manage permitting and entitlement processes with local government agencies
  • Oversee contractor bidding, negotiation, and value engineering activities
  • Identify and resolve design and construction conflicts during preconstruction
  • Manage all preconstruction documentation including plans, specifications, RFIs, RFEs, and submittals
  • Review and approve consultant invoices and pay applications
  • Coordinate meetings between ownership, design teams, and contractors, including tracking meeting outcomes
  • Ensure smooth transition of projects into the construction execution team
  • Interface with external stakeholders including leasing agents and tenants for applicable mixed-use components

What We’re Looking For

  • 5+ years of experience in hotel development, preconstruction, or construction-related project management
  • Strong understanding of feasibility analysis, budgeting, and early-stage project planning
  • Experience managing consultants and coordinating multi-disciplinary design teams
  • Familiarity with permitting, entitlement, and municipal approval processes
  • Strong communication, organizational, and negotiation skills
  • Ability to manage multiple priorities in a fast-paced development environment
  • Proficiency in Microsoft Word and Excel
