Development Project Manager opportunity with a national multifamily Developer in SoCal. The business has one of the largest project pipelines on the west coast and is looking to hire a Project Manager to lead several projects from the owners side. Client Details Our client is a one of the largest multifamily developers in the country, with a rooted presence in SoCal. Specializing in ground up multifamily and mixed-use projects, the team has consistently delivered top products across their 40 year history. The business now has expanded their development team to add 2 Owners side Development Project Managers to the Irvine team. Given the existing team and their backgrounds, the group will consider both GC/Construction PMs as well as current Development PMs for this position. Description Reporting to the VP of Development, the Project Manager will be responsible for the following: Manage the entitlement process with municipalities, including coordination with Planning Departments Oversee due diligence, site assessment, and feasibility coordination with consultants Lead project scheduling from pre-development through construction and occupancy Manage RFP/RFQ processes for GC selection; evaluate GC bids and qualifications Negotiate and administer AIA contract documents, including GMP contracts Manage design team (architect, MEP, structural, civil) through SD, DD, and CD phases Coordinate plan check submissions and responses Manage utilities coordination for service, utility connections, and approvals Review drawings and specifications for constructability, code compliance, and value Maintain design schedule and budget alignment through all phases Review and approve Requests for Information (RFIs), submittals, and change orders Monitor GC performance against schedule, budget, and quality standards Manage draw requests and GC pay applications using AIA G702/G703 documentation Track and manage Owner-furnished items, allowances, and contingency Coordinate third-party inspections, special inspections, and testing Identify and resolve construction issues proactively before they become claims Oversee Certificate of Occupancy process Coordinate commissioning, systems training, and warranty documentation Compile and deliver final close-out packages to ownership Profile The successful candidate will have the following: 8+ years of experience in construction and/or real estate development Bachelor degree in engineering, construction, architecture, or a related field Experience leading multifamily or mixed-use projects in Southern California Proficient in Procore, MS Project, Bluebeam and similar project management software Strong communication skills and track record building relationships with contractors, consultants, architects, etc. Ability to read and review drawings Local to Orange County or SD required, relocators will be considered Job Offer The successful candidate will receive: A competitive base salary ranging $175,000-$195,000 Above-market bonus program based on individual and company performance, twice yearly!
