MSREI is seeking a highly experienced industrial real estate asset manager to be based in New York and oversee a significant portion of MSREI's industrial portfolio across its various fund strategies.

You will assume responsibility for a strategically important, multi-market industrial portfolio of approximately $3 billion in Gross Asset Value (GAV); comprising roughly 70 assets totaling over 14.5 million square feet and approximately 130 tenancies across six major U.S. markets. This role represents one of the business's largest dedicated industrial asset management positions.

As the successful candidate you will be expected to optimize portfolio performance by leveraging direct tenant relationships to drive leasing and retention, actively managing brokers to deliver leasing goals, and holding property management accountable for quality of operations.

What you'll do in the role

  • Develop and execute asset-level business plans focused on maximizing value and operating performance.
  • Drive portfolio performance through leasing execution, tenant retention, capital planning, and revenue optimization.
  • Monitor asset performance against underwriting and investment objectives.
  • Lead leasing strategy across approximately 3.5 million square feet of near-term roll.
  • Coordinate closely with leasing brokers to establish market strategy, pricing, marketing, and transaction execution.
  • Negotiate lease agreements with tenants.
  • Manage property managers, leasing professionals, construction managers, and third-party service providers to ensure execution of business plans.
  • Coordinate capital projects and repositioning initiatives where appropriate.
  • Prepare and present investment recommendations and leasing approvals.
  • Lead quarterly asset reviews and annual business planning.
  • Monitor market fundamentals, competitive positioning, tenant demand, and valuation trends.
  • Identify opportunities to enhance portfolio value through leasing, redevelopment, or disposition.

What you'll bring to the role

The role demands a highly organized, execution-oriented asset manager with substantial hands-on experience managing industrial assets. The ideal candidate is experienced working through the complex challenges that arise across a portfolio of this scale, overseeing capital improvement projects and repairs, and building and managing tenant relationships. Above all, this individual will drive accountability across internal and external stakeholders while maintaining a relentless focus on leasing performance and value creation.

  • Bachelor of Arts or Bachelor of Science required.
  • 10+ years of commercial real estate experience with significant industrial asset management responsibility.
  • Proven experience leading leasing strategy for large industrial portfolios.
  • Strong understanding of industrial market dynamics across multiple U.S. regions.
  • Experience managing third-party property managers and leasing brokers.
  • Excellent financial analysis, valuation, and investment decision-making skills.
  • Ability to prioritize competing initiatives across numerous assets simultaneously.
  • Strong communication and organizational leadership capabilities.

Expected base pay rates for the role will be between $200,000 and $300,000 per year at the commencement of employment. However, base pay if hired will be determined on an individualized basis and is only part of the total compensation package, which, depending on the position, may also include commission earnings, incentive compensation, discretionary bonuses, other short and long-term incentive packages, and other Morgan Stanley sponsored benefit programs.
