Job description

A premier Condominium in downtown Flushing, New York, seeks to fill a handyman position.  The newly hired handyman plays an important role in the Condominium community by working closely with the Management and the Superintendent to maintain a safe and secure living environment. The handyman is responsible for routine maintenance and repairs in the common areas and apartments, which include plumbing, electrical, lighting, carpentry, and HVACs as well as oversight of the building’s exterior, including inspections and grounds maintenance. The handyman will work under the direction and supervision of the Superintendent. 

Job Responsibilities:

  • Perform preventative maintenance and basic repairs of heating, lighting, plumbing, and security systems in the common areas to ensure they operate safely and efficiently.
  • Inspect building’s grounds and buildings daily to identify maintenance and repair needs.
  • Maintain the Condominium’s safety and health standards by responding to instructions from the Superintendent and complying with residents’ service requests.
  • Diagnose and perform repairs such as electrical, plumbing, lighting, carpentry, HVAC, intercom systems, flooring, hardware accessories, masonry, painting/wallpaper, etc.
  • Replace radiator valves and discs, plastering, touch up and small paint jobs.
  • Coordinate, follow up, and complete service requests and general maintenance tasks, consistent with the Condominium’s standard operating procedures in a timely and professional manner.
  • Promptly and accurately log billable hours and Condominium’s supplies for all repairs performed inside all apartments.
  • Maintain an inventory of supplies and tools for providing an appropriate level of service to the residential community.
  • Ensure all equipment, tools, supplies, and materials are stored safely and securely in order to prevent unauthorized access and potential accidents or misuse.
  • On days when the Porter is off, cover his cleaning, garbage, recycling, and hallway carpet responsibilities as well as any issues that need immediate attention.
  • Assist the Superintendent with repairs and maintenance as required.
  • Perform other duties from time to time as may be required by the Superintendent.

Qualifications and Skills:

High school diploma or GED

At least 3 years of experience as a handyperson or related, including extensive contact with residents, staff, and contractors

Basic plumbing, electrical, lighting, and HVAC knowledge

Good interpersonal and verbal and written communication skills

Attention to detail, positive attitude, and strong work ethic

Comfortable using hand tools and power tools

Ability to sit, stand, kneel, lift, and climb ladders

Ability to perform basic mathematical calculations

Ability to work effectively in a diverse residential community

Can reliably work independently and as part of a team
