Job description

We are seeking a knowledgeable and organized residential site manager to join our fast-growing residential construction team. This role is crucial in overseeing the day-to-day operations of site visits, grading quotes, land prep, and site work. The site manager will work closely with grading contractors, clients, and sales consultants to coordinate site visits/assessments, grading and land prep assessments/quotes, and assist with any questions or issues when it comes to build-on-your-own-lot land preparation or site work.

Our main office is located in Duncan, SC, but the site manager will work around the entire Upstate of SC, including down towards the Midlands area and even up towards the lower Charlotte, NC area. 

Compensation:

$60,000 - $80,000 depending on experience


Responsibilities:

Pre-Construction Planning & Coordination

  • Collaborate with internal teams during the pre-construction process to meet project timelines and client expectations

  • Assist with house placement and site layout to ensure optimal positioning on each lot

  • Evaluate and coordinate retaining wall requirements, foundation recommendations, and other site-specific construction needs

  • Participate in and lead front-door stake meetings with clients to review house placement and site conditions

  • Conduct site visits with clients to review site conditions, assess project requirements, and coordinate the scope of work

Site Development & Contractor Management

  • Coordinate and manage all grading and site development activities prior to construction

  • Provide ongoing support for site or grading-related issues during construction when necessary

  • Lead, manage, and hold grading, septic, and well contractors accountable for quality, schedule, and performance

  • Ensure all site work is completed in accordance with project plans, company standards, and applicable regulations

Estimating & Scope Development

  • Perform all required site visits and grading evaluations

  • Prepare detailed scopes of work for each project that clearly define site requirements

  • Obtain competitive pricing and develop accurate grading estimates

  • Review and approve all grading quotes before submission or execution

  • Ensure grading quotes and site assessments are completed within established company timelines

Permitting & Regulatory Coordination

  • Support the permitting team by coordinating all site-related requirements, including:

  • Site plans

  • Land Disturbance (LID) permits

  • Culvert permits

  • Setback compliance

  • Easements

  • Retaining walls and other required site structures

  • Coordinate with engineers, surveyors, municipalities, and permitting agencies as required to obtain approvals.

  • Ensure all site-related documentation required from homeowners is completed, including construction drive agreements, access authorizations, easements, and other required forms


Qualifications:
  • Minimum 1 year of experience in site work, land preparation, and/or grading 

  • Experience in residential custom home building

  • Experience with building codes, site work, and raw land

  • Customer service skills

  • Teamwork and communication skills

  • Knowledge of the construction industry and the entire building process, including building permits, building codes, construction equipment, material resources, construction methods, and project management principles

  • Excellent leadership, time-management, organizational, and communication skills
