Job description

ROLE OVERVIEW

Nscale is seeking a Development Program Manager to be the organizational backbone of our Americas data center development team - building and maintaining the processes, folder structures, dashboards, and reporting cadence that keep a fast-moving site development pipeline organized, transparent, and on schedule. Reporting to the SVP, Site Selection, you will design how the team works, both internally and across the broader organization.

This is a process-building and program-coordination role, not an administrative or executive-assistant role. You will own the systems, standards, and reporting rhythm that make the team more effective - leveraging AI tools and partnering with dedicated Data, IT, and platform teams to build and maintain them - while the project teams remain responsible for inputting data and following the processes you establish. You will not need to build every system single-handedly; your job is to help the development team get organized, efficient, and effective, running on clear, well-maintained, AI-enabled workflows.

PROCESS DESIGN & KNOWLEDGE MANAGEMENT

  • Design, document, and maintain the team's folder structure, file-naming conventions, and document management standards so information is consistent, discoverable, and version-controlled across the site portfolio
  • Stand up and own intra-team processes for site intake and evaluation - from initial opportunity capture through screening, due diligence, and go/no-go decisions
  • Establish clear playbooks, templates, and checklists, and ensure they are consistently followed and kept current as the team scales
  • Act as the process owner and single source of truth, driving adoption while holding project teams accountable for timely, accurate data input

REPORTING & DASHBOARDS

  • Partner with the development team, Data/IT, and platform teams to design and stand up project reporting dashboards covering diligence status, contract and purchase deadlines, and pipeline tracking (sites passed on vs. advanced to development)
  • Define the data model, inputs, and refresh cadence for each dashboard, and maintain data integrity and reporting standards over time
  • Surface risks, upcoming deadlines, and bottlenecks proactively so the team can act before issues escalate
  • Continuously improve dashboards and reporting based on stakeholder feedback and evolving pipeline needs

AI-ENABLED TOOLS & AUTOMATION

  • Leverage AI tools - with support from internal Data, IT, and platform teams - to build, automate, and maintain the team's processes, dashboards, and reporting, reducing manual effort and improving speed and accuracy
  • Identify opportunities to automate recurring workflows (data capture, status roll-ups, deadline tracking, and meeting preparation) and implement practical, low-friction solutions
  • Evaluate and adopt new AI and productivity tools, and train the team on how to use them effectively
  • Champion an AI-first, continuous-improvement mindset across the team's operating processes

LEADERSHIP REPORTING & COMMUNICATION

  • Coordinate and help produce a fortnightly leadership presentation on the development pipeline and site progress, consolidating inputs from across the team into a clear, executive-ready deck
  • Translate diligence status, milestones, risks, and decisions into concise narratives and visuals for senior leadership
  • Own the reporting calendar and inputs so materials are accurate, consistent, and delivered on time
  • Capture decisions and follow-ups from leadership reviews and track them to closure

CROSS-FUNCTIONAL COORDINATION

  • Coordinate with Construction, Delivery, Power, Design, and other support functions to bring their expertise and input into the evaluation of potential sites
  • Run the cadence of cross-functional touchpoints - scheduling, agendas, inputs, and follow-ups - that keeps site evaluations moving
  • Serve as the connective tissue between the development team and the broader organization, improving how the team works together and with partner functions
  • Identify process gaps and friction points across teams and drive practical improvements

QUALIFICATIONS

  • Bachelor's Degree in Business, Engineering, Real Estate, Construction Management, Information Systems, or a relevant discipline, or equivalent combination of education and experience
  • 5+ years of related experience in project or program coordination, PMO or business operations, or a similar process-oriented role
  • Demonstrated track record building and maintaining processes, workflows, and reporting that others adopt and follow
  • Proficiency with collaboration and document management platforms
  • Strong proficiency in Google Suite and Microsoft Office tools, especially building executive-ready presentations
  • Exceptional organization, attention to detail, and the ability to manage many concurrent workstreams
  • Excellent communicator able to drive process adoption and influence without direct authority
  • Willingness to travel up to 15% based on business needs

NICE TO HAVE

  • Hands-on experience leveraging AI tools to build and automate processes, dashboards, or reporting
  • Familiarity with dashboarding / BI tools such as Power BI, Tableau, or Looker - Nscale has dedicated Data and IT teams to help build and maintain these, so deep specialization is not required
  • Exposure to Palantir Foundry or similar data / ontology platforms
  • Data center, real estate, infrastructure, or construction industry experience
