We have an excellent opportunity for a full-time Facilities Operations Technician based in our Franklin, TN* office. The Facilities Operations Technician is responsible for the hands-on maintenance, repair, and daily upkeep of the Franklin, TN corporate campus, a Class A office environment comprising of multiple buildings and support structures.
*This position is full-time, in-office only - Franklin, TN
General Responsibilities
  • Preventive Maintenance Execution - Perform scheduled preventive maintenance on all campus building systems including HVAC equipment (chillers, air handlers, VAV boxes, condensers, cooling towers), electrical distribution panels, plumbing fixtures and systems, fire life safety equipment, automatic doors, lighting controls, and backup generators. Document all completed work in the CMMS/ticketing system, log equipment readings, and flag abnormal conditions or emerging issues to the supervisor.
  • Work Order Response and Corrective Maintenance - Receive, prioritize, and complete work orders and associate service requests submitted through the campus ticketing system (ServiceNow or equivalent). Troubleshoot and resolve building system issues including HVAC temperature complaints, plumbing leaks and fixture repairs, electrical outlet and lighting failures, door hardware malfunctions, and general building repairs. Communicate status updates and completion to requestors and the supervisor.
  • Building Systems Monitoring and Rounds - Conduct daily building rounds across all campus facilities to visually inspect mechanical rooms, electrical rooms, restrooms, common areas, break rooms, and building exteriors. Monitor building automation system (BAS) alerts and respond to alarms. Identify and address potential issues before they result in service disruptions or safety hazards.
  • Vendor Coordination and Escort - Provide on-site escort and access for specialty service vendors including elevator maintenance, fire alarm inspection, pest control, janitorial, and landscaping contractors. Verify vendor work completion and quality, document service visits, and report discrepancies or concerns to the supervisor.
  • Generator Testing and Emergency Systems Support - Assist with regular generator load testing, maintain generator run logs, and support the supervisor in executing the power outage response plan. Perform routine checks on emergency lighting, exit signage, fire extinguishers, and AED stations. Assist with fire alarm panel resets, elevator entrapment responses, and other building emergency situations.
  • Furniture, Fixtures, and Minor Construction - Perform furniture assembly, reconfiguration, and moves to support workspace changes and associate needs. Execute minor construction tasks including drywall patching, painting, caulking, ceiling tile replacement, and hardware installation. Assist with tenant improvement coordination as directed by the supervisor.
  • Conference Room and Event Support - Ensure conference rooms and common areas are maintained, functional, and presentation-ready. Assist with furniture setups, AV equipment checks, and space reconfigurations for internal events, training programs, and special occasions as coordinated through the supervisor.
  • Safety and Compliance Support - Maintain a safe and clean work environment in all mechanical, electrical, and storage spaces. Follow lockout/tagout (LOTO) procedures and all applicable safety protocols. Participate in safety drills, evacuation exercises, and building inspections. Report safety hazards and near-miss incidents promptly.
  • Inventory and Supplies Management - Maintain an organized inventory of maintenance parts, tools, and supplies. Track consumption, reorder materials as needed within approved limits, and ensure critical spare parts are stocked for building systems. Assist with receiving and storing deliveries for the facilities team.

Work Schedule + Benefits
  • Full-time, Non-exempt, hourly
  • Office Hours: Monday-Friday, 8:00 am-5:00 pm; includes occasional night and weekend work
  • Must be available to occasionally work outside of regularly scheduled days/hours for building emergencies and scheduled after-hours maintenance

Qualifications
  • High School Diploma or GED; required
  • Associate degree (HVAC, Electrical, Facilities Maintenance or related field) or Trade School Certificate; preferred
  • EPA Section 608 Universal Certification (Refrigerant Handling); preferred
  • OSHA 10-Hour or 30-Hour General Industry; preferred
  • 3-5 years' experience in facilities maintenance, building maintenance, or general maintenance in a commercial office, corporate campus, or similar environments; preferred
  • 1+ year of experience working with chiller-based HVAC systems, building automation systems (BAS), or CMMS/work order platforms; preferred
  • Working knowledge of commercial building systems including HVAC, electrical distribution, plumbing, fire life safety, elevator operations, lighting controls, and backup power generation
  • Understanding of preventive maintenance principles and scheduling
  • Basic understanding of OSHA requirements and lockout/tagout (LOTO) procedures
  • Strong troubleshooting and diagnostic skills across multiple building trades
  • Ability to read and interpret blueprints, schematics, and equipment manuals
  • Proficiency with standard hand tools, power tools, and diagnostic instruments (multimeters, refrigerant gauges, etc.)
  • Ability to work independently with minimal supervision while maintaining a professional and customer-service-oriented demeanor
  • Strong organizational skills and attention to detail
  • Intermediate to advanced proficiency across multiple software platforms to include: MS Office Suite, ServiceNow or equivalent CMMS/ticketing platform, DocuSign or similar document management tools, building automation/BMS software, and project management tools (i.e. Asana)
  • Effective verbal and written communication across project teams, contractors, vendors, and internal stakeholders
  • Demonstrated ability to be flexible and highly adaptable to constant change based on changing priorities
  • Strong moral compass: ability to operate with integrity and professionalism when handling sensitive and confidential information
  • Comfortable working in active construction environments during project turnover and tenant improvement activities
  • Valid TN Driver's License required
