1. Conduct all communications with our customers, prospects, applicants, residents, or coworkers in a manner consistent with the Company's Customer Service Program and Philosophy
2. Ensure adherence to all company policies and procedures
Summary:
Showing apartments to prospects with the goal of securing a lease. Provide productive and ongoing contributions toward maintaining occupancy and customer satisfaction at a premium level. Completion of leasing paperwork.
Responsibilities:
A. Leasing apartments at optimum rent levels and keeping vacancies to a minimum
B. Greet customers by standing and smiling.
C. Convert walk-in prospects into secured leases.
D. Convert telephone calls and emails to appointments
E. Maintain a waiting list and follow up on waiting list applicants.
F. Follow up on Guest Cards by letter, telephone, and email.
G. Screen applicants to include requesting and reviewing credit reports, employment references, and rental references.
H. Prepare leases
I. Conduct Move-in orientations
J. Maintain Move-in List.
K. Handle subleases, renewals, extensions, and vacating notices.
L. Follow through on Rent Increase Letters and maintain files.
M. Prepare prospect kits, move-in kits, move-out kits and other promotional materials as needed.
N. Promote Preferred Employer Plan.
O. n) Maintain the Resident Renewal Program.
P. Proactively solicit residents' input and opinions regarding their residency in our community.
Q. Make recommendations regarding resident programs and/or policies to Management.
R. Strategize to maximize resident retention.
S. Facilitate a resident environment that permits peaceful and quiet enjoyment.
T. Work in partnership with our residents and the community at large to determine solutions and to accomplish goals.
U. Leasing Office Operations
V. Assist managers and other staff members as requested.
W. Maintain a customer focused and attractive appearance in the leasing office and model; plants, accessories, and furnishings.
X. Handle daily file maintenance.
Y. Maintain postage, office, and forms supplies.
Z. Handle regular and overnight mail.
AA. Answer telephones.
BB. Arrange utility connections and disconnections and maintaining the utility ledger.
CC. Walk vacant and inspect ready units as necessary.
DD.Walk the property and perform property work as needed.
EE. Follow up on general complaints including pet violations, resident handbook violations, auto violations, noise violations, and other miscellaneous resident complaints in compliance with the Customer Service Program and philosophy.
FF. Collect delinquent rent.
GG. Check apartments for skips using the delinquency as a reference.
HH. Handle move-out processing.
II. Work on social and other promotional events.
JJ. Other duties as assigned.
Requirements
Education: High School Diploma or equivalent.
Experience: Outstanding sales ability in a computerized environment.
Preferred: One year of leasing experience.
