SmartSale was built on a straightforward belief: that homeowners facing financial hardship deserve the same competitive marketplace dynamics as any other seller. By pairing Auction.com's national buyer network with local agent expertise and a structured digital process, SmartSale gives distressed sellers a real path forward — one that protects equity and restores a sense of control at one of the most difficult moments of their lives. The Director, Seller Acquisition & Lifecycle Marketing will be at the center of that mission, building the marketing engine that connects vulnerable homeowners to this program when they need it most.

We are seeking a strategic, analytically driven Director, Seller Acquisition & Lifecycle Marketing to drive seller acquisition, engagement, nurture, and conversion for our SmartSale program. This leader will own the strategy and execution of marketing programs that generate high-quality home seller leads, move them through the lifecycle, and increase conversion from lead to listing.

The ideal candidate has a strong analytical mindset and proven expertise in lead generation, lifecycle marketing, nurture strategy, audience segmentation, funnel optimization, and marketing automation. This role collaborates closely with sales, analytics, operations, creative, and customer-facing teams to build scalable programs that grow SmartSale supply and improve marketing-driven conversion.

Reports to:  General Manager, SmartSale

KEY RESPONSIBILITIES

•    Supply-Side Lead Generation Strategy – Develop and execute a comprehensive lead generation strategy across paid, owned, earned, partner, and referral channels to attract, prioritize, and convert high-value seller audiences for the SmartSale program.
•    Seller Audience Segmentation – Conduct audience research and maintain segmentation strategies that inform campaign targeting, messaging, nurture paths, and lifecycle programs — evaluating which seller segments are most likely to convert to listings and closed transactions.
•    Lifecycle Marketing & Nurture Strategy – Design and manage highly segmented nurture journeys across email, SMS, phone, retargeting, and direct mail to engage prospective sellers from initial inquiry through appointment-setting and listing conversion.
•    Data, Reporting & Funnel Optimization – Build and manage reporting dashboards that track campaign effectiveness, funnel progression, and seller behavior, using performance data to identify gaps and develop programs that improve lead response, qualification, and conversion rates.
•    Lead Quality, Scoring & Conversion Management – Define lead quality criteria, scoring models, and prioritization frameworks with sales and analytics, increasing the volume of qualified seller leads while improving cost efficiency, conversion rates, and lead routing.
•    Content & Messaging Strategy for Seller Acquisition – Direct the development of content that educates and motivates prospective sellers throughout the funnel — from landing pages and email journeys to case studies and direct response assets — ensuring messaging reflects the financial and emotional complexity many SmartSale sellers are navigating.
•    Cross-Functional Collaboration – Serve as the marketing lead for SmartSale supply-side growth, aligning with sales on lead handoff quality and conversion feedback loops, and communicating results, learnings, and strategic recommendations to the GM of SmartSale and senior leadership.
