Position Summary

The Maintenance Technician is responsible for maintaining the physical integrity of the community by performing routine maintenance, repairs, and preventative services to ensure a safe, clean, and well-functioning environment for residents, visitors, and staff. This role supports resident satisfaction, asset preservation, and operational efficiency.

The Maintenance Technician works closely with the Property Manager to diagnose issues, complete service requests, and ensure vacant units are prepared for new residents in a timely manner.


Key ResponsibilitiesMaintenance & Repairs
  • Perform routine and emergency maintenance on residential units and common areas.
  • Diagnose and repair issues related to plumbing, electrical, HVAC, appliances, carpentry, and general building systems.
  • Complete service requests in a timely and professional manner.
  • Participate in on-call rotation for after-hours emergency maintenance.
Make-Ready & Unit Turns
  • Prepare vacant apartments for new residents, including:
    • Painting, patching, and cleaning units
    • Repairing or replacing fixtures, appliances, locks, and hardware
    • Inspecting HVAC systems and replacing filters
  • Ensure units meet “market ready” standards within required timelines.
Preventative Maintenance
  • Perform scheduled preventative maintenance on equipment and property systems.
  • Conduct regular inspections of buildings, grounds, and mechanical systems.
  • Identify and report potential issues before they become major repairs.
Property Upkeep
  • Maintain cleanliness and safety of grounds, amenities, and common areas.
  • Assist with trash removal, pressure washing, and general upkeep.
  • Support seasonal maintenance needs as required.
Compliance & Safety
  • Follow all company policies and procedures, as well as federal, state, and local regulations (OSHA, ADA, Fair Housing).
  • Adhere to all safety protocols and properly use personal protective equipment (PPE).
  • Maintain accurate records of completed work orders and inspections.
Resident Relations
  • Provide professional and courteous service when interacting with residents.
  • Communicate effectively regarding maintenance timelines and updates.
  • Support a positive resident experience through quality workmanship and responsiveness.

Qualifications
  • Previous experience in apartment maintenance, facilities maintenance, or a related field preferred.
  • Basic knowledge of plumbing, electrical, HVAC, and general repair work.
  • HVAC certification required 
  • Ability to troubleshoot and complete repairs independently.
  • Must be able to follow directions and work as part of a team.
  • Availability for on-call rotation and flexible scheduling as needed.

Work Environment

Work is performed both indoors and outdoors. The role may involve exposure to cleaning chemicals, paint fumes, dust, and maintenance equipment. Tasks may require working in confined spaces, at heights, or in varying weather conditions.


Physical Requirements
  • Must be on feet for extended periods (66%–100% of the time).
  • Frequent bending, kneeling, climbing stairs/ladders, and reaching overhead.
  • Ability to lift and carry 1–50 lbs regularly; occasionally up to 75 lbs or more.
  • Ability to operate tools and maintenance equipment safely.
