Summary

A leading vertically integrated multifamily real estate firm is seeking an experienced Senior Project Manager to lead a major 350+ unit ground-up podium multifamily development. The organization manages development, construction, and asset management internally, giving the construction team direct involvement throughout the entire project lifecycle.

This position will work closely with regional construction leadership and take ownership of the project from early site and utility work through vertical construction, interiors, and Certificate of Occupancy. The ideal candidate has extensive ground-up multifamily experience, has successfully delivered large podium developments, and can lead both the financial and operational sides of a complex project.

Key Responsibilities
  • Lead a 350+ unit ground-up podium multifamily project from early construction through Certificate of Occupancy
  • Own project budgets, job cost forecasting, cost-to-complete, and overall financial performance
  • Manage subcontractor buyout, scope development, contract negotiations, and awards
  • Develop and monitor the construction schedule and ensure major milestones are achieved
  • Coordinate sitework, utilities, concrete podium, framing, building envelope, MEP, interiors, and finishes
  • Review project progress through site reporting and regular onsite inspections
  • Ensure construction conforms to drawings, specifications, contracts, and quality expectations
  • Review and approve contractor invoices, pay applications, change orders, and project costs
  • Identify schedule, budget, procurement, and construction risks and implement corrective strategies
  • Lead owner, design, consultant, subcontractor, and internal project meetings
  • Coordinate closely with development, design, asset management, and corporate teams
  • Serve as the primary liaison between onsite construction teams, third-party partners, and internal departments
  • Drive the project toward on-time and on-budget completion through Certificate of Occupancy
  • Hire, mentor, manage, and direct Project Managers, Project Engineers, and Superintendents
  • Establish accountability across the project team while maintaining strong relationships with subcontractors and project stakeholders
Requirements
  • 10+ years of construction or related industry experience
  • 7+ years managing multifamily construction projects
  • Significant experience managing and developing construction teams
  • Ground-up podium multifamily construction experience required
  • Experience delivering large-scale apartment or mixed-use residential developments
  • Proven ability to manage projects from early sitework through Certificate of Occupancy
  • Strong experience with buyout, contracts, budgeting, forecasting, change management, and cost control
  • Strong understanding of construction scheduling, sequencing, procurement, and field operations
  • Ability to manage complex projects under aggressive schedules and competing priorities
  • Strong analytical and decision-making capabilities
  • Skilled negotiator capable of working effectively with senior executives, ownership, consultants, subcontractors, and field teams
  • Bachelor's degree in Architecture, Civil Engineering, Construction Management, or a related field
  • Working knowledge of Microsoft Project and construction/project management software
  • OSHA 30 certification issued within the past three years
  • Current First Aid/CPR certification
  • Must be commutable to Long Beach
