What is freelance engineering?

Freelance engineering refers to independent professionals who offer their engineering skills and services to various clients on a project or contract basis, rather than working as full-time employees for a single company. Freelance engineers can specialize in fields such as civil, mechanical, electrical, or software engineering. They often manage their own schedules, negotiate project terms, and are responsible for finding their own clients. This type of work allows for flexibility and the opportunity to work on diverse projects, but also requires self-motivation and business management skills.

What are the key skills and qualifications needed to thrive as a freelance engineer, and why are they important?

To thrive as a Freelance Engineer, you need strong technical expertise in your engineering discipline, a relevant degree, and often several years of hands-on experience. Familiarity with industry-standard design software (like AutoCAD, SolidWorks, or MATLAB), project management tools, and relevant certifications (such as PE or PMP) are typically required. Exceptional communication, time management, and self-motivation are crucial soft skills for building client relationships and managing independent projects. These skills ensure you can deliver high-quality work, meet deadlines, and maintain a steady flow of clients in a competitive freelance marketplace.

What challenges might I face when managing multiple freelance engineering projects simultaneously?

As a freelance engineer, juggling several projects at once can present challenges such as balancing diverse client expectations, meeting overlapping deadlines, and prioritizing tasks efficiently. Effective time management and clear communication are crucial to ensure that each project receives the attention it needs. Many freelancers find using project management tools and setting transparent boundaries with clients helps maintain productivity and workflow. Additionally, staying organized with documentation and regularly reviewing project progress can help you avoid common pitfalls like scope creep or missed deliverables.

Job description

About the Team

The Financial Operations (FinOps) team at Nomad powers the core of our business: guaranteed owner payments. FinOps works closely with customer success, sales, engineering, product, and other teams across the org to deliver our mission of unlocking economic opportunity for everyone in the long-term rental community. As our company grows and changes, so do our procedures. As part of this team, you'll partner with our Finance Operations team to develop those processes and witness the real-time impact they have on Nomad.

About the Role

We're looking for a Bookkeeping Operations Specialist who's excited to support Nomad's day-to-day operational accounting and who gets energized, not rattled, when processes change. Our systems, workflows, and priorities evolve constantly as we grow, and we need someone who can hold real accounting fundamentals in one hand and genuine comfort with ambiguity in the other. If you've only ever worked in one system, one process, one way of doing things, this probably isn't your role. But if you're a person with a desire for an unconventional path in accounting, who picks up new tools fast, and who'd rather build the process than just follow it, we want to talk to you!

In the Role, You'll

  • Conduct day-to-day bookkeeping in AppFolio, including rent advances, check processing, and security deposit returns

  • Handle internal accounting requests (issuing concessions, refunding tenants, etc.)

  • Respond to owner and tenant accounting inquiries

  • Assist with move-outs, delinquencies, owner payments, and bank reconciliations

  • Use reports to investigate financial discrepancies

  • Improve bookkeeping accuracy and help evolve our processes as we scale

Who You Are

Experience: We care more about what you can actually do than how many years you've clocked. That could look like a couple of years of hands-on small-business or freelance bookkeeping, a longer stretch of customer-facing work paired with self-taught accounting skills, or something in between.

Required skills:

  • General accounting/bookkeeping literacy

  • High attention to detail, particularly as it relates to numbers

  • Nimbleness: genuine comfort with ambiguity and shifting priorities

  • Critical thinking to problem-solve operational issues and evolve processes

  • An ability to prioritize and handle multiple requests in a fast-paced environment

  • A deep curiosity to ask questions, learn new things, and be open to feedback

  • Comfortable using AI and other resources to research answers and self-direct

Some software experience that would be a plus:

  • Property management software (AppFolio, Buildium, Yardi, etc.)

  • AI tools (ChatGPT, Claude, etc.)

  • GSuite software (specifically Google Sheets)

  • Accounting or bookkeeping software (QuickBooks, BILL, Stripe, etc.)

  • CRM experience (HubSpot, Salesforce, etc.)

Bonus prior work experience:

  • Start-up environment experience

  • Property management experience

  • Customer service experience

  • Bookkeeper, Collections Specialist, Associate Banker, or similar

Where You'll Be

This is a hybrid position and you would need to come to our downtown Denver office 3 times a week, or more if you like! We are surrounded by other tech companies, coffee shops, breweries, and restaurants.

Potential pay range: $28 – $36 / hour

Our Values:

  • 🤝 Nomads Build Community: We foster genuine relationships and act as dependable stewards of our community.

  • 📈 One Percent Better Every Day: We are always learning, taking small, deliberate actions to continuously improve.

  • 🚀 Mission Before Ourselves: We’re a championship team driven to make our customers’ lives better.

  • 💼 Act From Ownership: We roll up our sleeves, solve problems proactively, and take responsibility for our work.

  • 🌍 Dream Without Boundaries: We challenge the status quo and strive to achieve the extraordinary.

Benefits at Nomad

We believe in supporting our team with benefits that enhance your life, both inside and outside of work.

  • 🩺 Medical, Dental & Vision Insurance Plans: Comprehensive coverage to keep you and your family healthy.

  • 🤝 Team Bonding Outings and Volunteer Days: Opportunities to connect and give back to the community.

  • 🐶 Dog-Friendly Office: Because we know pets are family too!

  • 🗓️ Paid Company Holidays

  • 📊 Company Equity: Become a part owner of Nomad and share in our success.

  • ☂️ Short-Term & Long-Term Disability: Supporting you when life throws curveballs.

  • 💻 MacBook: Plus, an equipment budget to set you up for success.

  • ⏰ Sick, Parental, and Generous Paid Time Off: Work-life balance matters to us.

  • 🎉 Anniversary Rewards: Celebrate milestones with rewards ranging from paid yearly events to a 4-week sabbatical.

  • 🏡 Discounted Employee Brokerage Rates: Helping you buy or sell a home with ease.

Compensation Transparency

At Nomad, we are committed to offering competitive compensation that reflects the value each team member brings to our mission. Salary ranges for this role are determined based on factors such as experience, skills, location, and role expectations. Final offers may vary from the posted range, ensuring fair and equitable consideration for every candidate.
