Position Description
Contract Specialist
Job Summary
The Contract Specialist provides support to all affiliated company's legal, operations, and project management teams with a primary focus on construction contracts with owners and general contractors, subcontract administration and risk management. This role will focus heavily on reviewing, drafting and negotiating construction-related agreements. This position reports directly to the General Counsel.
Key Responsibilities:
Contract Management and Risk Support
  • Draft, review, revise, and track construction contracts, subcontracts, vendor agreements, temporary labor agreements, service agreements, and any other contract binding the affiliated companies
  • Redline and negotiate key contract provisions, including but not limited to, indemnity, insurance, retainage, payment, change orders, and dispute resolution terms with clients and vendors
  • Track contract execution, compliance requirements, notices, and any other relevant contractual requirement
  • Managing contract intake and routing for internal approvals and signatures
  • Reviewing prime contracts and flow down requirements to subcontractors
  • Reviewing subcontractor exclusions, qualifications and deviations from standard terms
  • Assisting with negotiation strategy for markups from clients, subcontractors, vendors, or any other party
  • Maintain contract files and support internal risk management efforts
  • Manage AIA contract system, ConsensusDocs contract system, and subcontract system.
  • Helping to implement company-wide contract policies and risk management procedures
  • Working with project managers to accurately interpret and implement project terms into final contracts

Position Requirements
Contract Specialist
Qualifications:
Education/Experience
  • 2-5+ years of experience as a paralegal or contract administration experience in construction or commercial contracting
  • Associate's degree, bachelor's degree, paralegal certificate, or equivalent industry experience preferred
  • Prior experience working for a general contractor, construction manager, developer, subcontractor, or construction law firm preferred
  • Experience drafting, reviewing, negotiating contracts, construction contracts and subcontracts preferred
  • Experience with AIA, ConsensusDocs, vendor agreements, and other business related agreements
  • Working knowledge of construction risk management
  • Ability to independently manage high volumes of contracts and deadlines

Skills
  • Strong organizational and documentation management skills
  • Ability to manage multiple deadlines and regulatory requirements
  • Ability to identify legal and commercial risk issues
  • Ability to communicate clearly and effectively with clients, subcontractors, and internal team members
  • Proficiency in Microsoft Office (Excel, Word, Outlook)
  • Familiarity with AIA contracts, ConsensusDocs, and standard construction subcontracts is a plus
