Job Title: Senior Wood-Frame Estimator

Roof Structures Inc. is hiring a Senior Wood-Frame Estimator to join our team in Fremont. We are a third-generation, family-owned contractor known for structural framing, rough and finish carpentry, panelized roof systems, seismic retrofits, and specialty construction work across the Bay Area. We are looking for someone who can read plans with confidence, build accurate takeoffs, identify scope gaps early, and help us win the right work.

This is an on-site position for an estimator who understands commercial wood framing and wants to play a direct role in bid quality, project handoff, and company growth.

What you will do
  • Review architectural, structural, and bid documents to develop accurate framing estimates

  • Prepare material takeoffs, labor calculations, and pricing summaries for commercial wood-framing scopes

  • Analyze plans, specifications, addenda, and drawing revisions for scope changes and risk

  • Identify missing information, constructability concerns, and bid clarifications before proposal submission

  • Coordinate with vendors, suppliers, and internal stakeholders on pricing, scope, and feasibility

  • Manage RFIs and scope clarifications during the estimating process

  • Use takeoff and estimating tools to quantify lumber, labor, and framing components

  • Support clean handoff to operations by documenting assumptions, inclusions, exclusions, and awarded scope

What we are looking for
  • 5+ years of estimating experience in commercial framing, structural carpentry, or a closely related construction scope

  • Strong experience reading architectural and structural plans

  • Proven ability to perform accurate lumber takeoffs and labor estimating

  • Working knowledge of board footage, BF/HR, framing assemblies, and commercial construction documents

  • Experience with On-Screen Takeoff or similar estimating software

  • Strong written and verbal communication skills

  • High attention to detail and ability to manage multiple bids and deadlines

Strongly preferred
  • Direct experience estimating commercial wood-frame work

  • Familiarity with Bay Area vendors, general contractors, and framing conditions

  • Experience with BuildingConnected, Procore, PDF markup tools, and Excel

  • Ability to spot scope gaps and ask the right technical questions before bid day
