Position Summary
The Commercial Design-Build Business Development Manager is responsible for driving revenue growth by identifying, developing, and securing new commercial design-build opportunities. This individual builds and maintains relationships with owners, developers, architects, engineers, general contractors, and industry partners while positioning the company as the preferred design-build solution. The role requires a proactive sales mindset, strong networking abilities, and a thorough understanding of the commercial construction process from concept through project completion.
Key Responsibilities
Business Development
  • Identify, qualify, and pursue new commercial design-build opportunities.
  • Develop and execute strategic business development plans to achieve annual sales and revenue goals.
  • Generate new leads through networking, referrals, industry associations, cold outreach, and market research.
  • Build long-term relationships with developers, property owners, municipalities, architects, engineers, brokers, and contractors.
  • Attend networking events, trade shows, chamber meetings, and industry conferences to increase company visibility.
  • Maintain a healthy sales pipeline and provide regular forecasts to executive leadership.

Client Relationship Management
  • Serve as the primary point of contact during the early stages of project development.
  • Understand each client's goals, budget, schedule, and project requirements.
  • Conduct client presentations and introduce the company's design-build capabilities.
  • Coordinate facility tours, lunch-and-learns, and relationship-building events.
  • Ensure exceptional client service throughout the preconstruction and proposal process.

Project Pursuit & Proposal Development
  • Work closely with estimating, preconstruction, engineering, and operations teams to develop competitive proposals.
  • Assist in preparing qualifications packages, proposals, presentations, and interviews.
  • Coordinate responses to Requests for Qualifications (RFQs) and Requests for Proposals (RFPs).
  • Participate in project kickoff meetings to ensure a smooth transition from business development to project execution.

Market Intelligence
  • Monitor local and regional commercial construction markets for upcoming opportunities.
  • Research new developments, permitting activity, economic trends, and competitor activity.
  • Identify emerging industries and target markets that align with the company's strategic goals.

CRM & Reporting
  • Maintain accurate records of all client interactions, opportunities, and project pursuits within the company's CRM.
  • Track sales metrics, proposal success rates, and revenue forecasts.
  • Prepare weekly and monthly reports on business development activities and pipeline status.

Qualifications
  • Bachelor's degree in Business, Construction Management, Engineering, Marketing, or a related field (or equivalent experience).
  • 3+ years of business development, sales, or project management experience in commercial construction, design-build, engineering, or related industries.
  • Strong understanding of commercial construction processes and project delivery methods.
  • Excellent communication, presentation, and negotiation skills.
  • Ability to build trust and develop long-term client relationships.
  • Self-motivated with excellent organizational and time-management skills.
  • Proficiency with Microsoft Office and CRM software.
  • Valid driver's license and willingness to travel within the assigned territory.
