Job description

Job Title: Assistant Community Manager
Supervisor: Community Manager
FLSA Status: Non-exempt (Hourly)
JOB SUMMARY: Responsible for ensuring the efficient operation of the community under the direction of the Community Manager. Able to assume responsibility for the community in the Community Manager’s absence.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.
  • Efficient and timely reporting, maintenance and submission of all administrative forms, files and reports. Post rent to operation software. Perform bookkeeping functions as necessary.
  • Assisting the Community Manager in subsequent orientation, training and scheduling of all leasing and office personnel.
  • Inspect model, office, and vacant units as necessary to ensure marketability. Ensure on-site office is organized and files are maintained as required. Inspect all make-readies.
  • Need to have an awareness of the “curb appeal” of the community.
  • Shop competition regularly and have knowledge of their pricing, policies, lease terms, community terms, etc.
  • Lease to qualified prospects by showing available apartments. Assist with the lease renewal program with initial contact and follow-up on residents.
  • Responsible for the inventory and ordering of all necessary administrative supplies and equipment for the office staff.
  • Responsible for ensuring a professional appearance and behavior for oneself and all personnel at all times.
  • Thorough knowledge of leasing techniques and sales methods as outlined in the Leasing amp; Marketing Manual. Fully informed of current rental rates, sizes, locations and all amenities of community.
  • Knowledge of Fair Housing Standards
  • Thorough knowledge of company policies and procedures.
  • Responsible for ensuring efficient and courteous response to all resident requests.
  • Assisting the Community Manager in designing and implementing a resident retention program, i.e., a newsletter or social activities.
  • Responsible for reporting any unusual or extraordinary circumstances regarding the residents or the community.
  • Operate within OSHA (Occupational Safety amp; Health Act) standards and company safety policies at all times.
  • Responsible for seeking educational opportunities and self-improvement for personal growth and development.
Salary Range is $16.00 - $28.93 per hour
The base salary range displayed represents the expected minimum and maximum compensation for this role at the time of posting. Final salary offers are determined based on multiple factors, including the candidate's relevant experience, specific skills, qualifications, and type of property.
SUPERVISORY RESPONSIBILITIES: Only in place of the Community Manager’s absence.
QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. EDUCATION and/or EXPERIENCE: High school diploma or general education degree (GED); or one year related experience and/or training; or equivalent combination of education and experience.
LANGUAGE SKILLS: Billingual preferred. Ability to read and comprehend simple instructions, short correspondence and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, residents/clients and other team members of Franklin Group/FJ Community Payroll.
MATHEMATICAL SKILLS: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages.
TRAINING, CERTIFICATES, LICENSES AND DESIGNATIONS: Fair Housing must be completed within 1 day of hire. Preventing Sexual Harassment, Workplace Harassment and Drug Free Workplace courses must be completed within 7 days of hire.
REASONING ABILITY: Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
CERTIFICATES, LICENSES, REGISTRATIONS: Fair Housing Certification is required within 1 day of hire.
