Job description

Apex Building Company, LLC is seeking a skilled and driven Project Manager & Estimator to lead our construction projects from inception to completion. This dual-role position is responsible for both estimating and managing projects, ensuring accurate cost projections, strategic planning, and seamless execution in the field.

The ideal candidate brings strong leadership, technical expertise in division 7 scopes of work, and a proactive approach to problem-solving. You’ll serve as the key liaison between clients, field crews, subcontractors, and internal teams, ensuring every project meets our standards of safety, efficiency, and excellence. This position is classified as full-time, with a standard schedule of 40 hours per week. Additional hours may be required based on project deadlines.

Job Responsibilities

Estimating

Analyze architectural drawings, specifications, and scopes of work to determine material and labor requirements

Prepare detailed cost estimates, bid proposals, and quantity takeoffs for all required scopes

Solicit and evaluate pricing from vendors and subcontractors

Participate in pre-bid meetings and site visits to assess project conditions

Maintain current knowledge of products, installation methods, and industry pricing trends

Collaborate with project teams to refine budgets and support value engineering efforts

Track bid outcomes and maintain organized records of estimates and proposals

Project Planning & Execution

Oversee all phases of awarded scopes, including scheduling, budgeting, procurement and execution

Review project specifications, architectural drawings, and scopes of work to ensure compliance and accuracy

Develop and maintain detailed project schedules and coordinate with field teams to meet deadlines

Monitor progress and proactively address delays, change orders, or scope adjustments

Team Coordination & Oversight

Lead field crews and subcontractors ensuring manufacturer’s installation guidelines are followed

Conduct regular site visits to inspect work quality, safety compliance, and adherence to project plans

Facilitate communication between clients, architects, engineers, and internal teams

Provide technical guidance and support to Apex personnel as well as the overall project team, GC, and subcontracting teams

Budgeting & Documentation

Manage project budgets, track costs, and approve invoices in coordination with accounting

Communicate with Accounts Receivable to ensure timely and accurate monthly billings

Prepare and submit RFI’s, submittals, change orders, and progress reports

Maintain organized records of contracts, drawings, daily reports, and correspondence

Ensure timely closeout of projects, including punch lists and warranty documentation

Compliance & Safety

Enforce safety protocols and ensure compliance with OSHA regulations and company standards

Coordinate inspections and ensure all waterproofing systems meet code and manufacturer requirements

Participate in pre-construction meetings and ensure proper documentation is in place before mobilization

Education and/or Experience 

Bachelor's degree or advanced degree in related field preferred

2+ years of estimating experience in division 7 scopes or general construction

Familiarity with division 7 scopes, materials, and installation techniques

Ability to travel to job sites, including overnight and same day trips

Valid driver’s license and reliable transportation

Ability to obtain and maintain vehicle insurance

Communication and Interpersonal Skills

Strong verbal and written communication skills for client updates, team coordination, and reporting

Ability to lead field crews and subcontractors with professionalism and clarity

Skilled in conflict resolution and proactive problem solving

Technical Proficiency

Proficient in Microsoft Office Suite (Word, Excel, Outlook, PowerPoint)

Proficient in Google Workspace (Docs, Sheets, Gmail, Calendar, Google Drive)

Proficient in reading and interpreting architectural and structural drawings

Experience with estimating software

Experience with project management software

Ability to perform accurate quantity takeoffs and develop detailed cost breakdowns

Familiarity with estimating tools and document management systems

Understanding of construction drawings, specifications, and division 7 scopes of work

Certificates, Licenses, Registrations

OSHA 30 certification required

Additional safety or trade certifications a plus

Physical Demands

Regular Physical Activities

Walking and standing for extended periods on uneven terrain and active job sites

Climbing ladders, scaffolding, or accessing elevated areas for inspections

Stooping, kneeling, crouching, or crawling to observe installations

Using hands and fingers to handle tools, documents, and equipment

Communicating clearly in noisy environments, often requiring raised voice or hearing protection

Lifting & Moving

Frequently required to lift and/or move materials or equipment up to 25 pounds

Occasionally required to lift and/or move items up to 50 pounds

May occasionally assist with or oversee tasks involving heavier loads with team support or mechanical assistance

Environmental Conditions

Exposure to outdoor weather conditions including heat, cold, rain, and humidity

Presence around construction related hazards such as moving machinery, airborne particles, and caustic materials

May be required to wear personal protective equipment (PPE), including hard hats, safety glasses, gloves, and respirators

Specific vision abilities required include close vision, distance vision, depth perception, and ability to adjust focus
