What is a financial internship?

These internships allow participants to gain hands-on knowledge of financial analysis, investment strategies, accounting, and other finance-related tasks. Interns often assist with research, data analysis, preparing reports, and supporting the finance team in daily operations. Financial internships help individuals build valuable skills, expand their professional network, and often serve as a stepping stone to full-time roles in the finance industry.

What are some typical projects or tasks that a financial intern works on during their internship?

Financial interns often support teams by assisting with data analysis, preparing financial reports, and conducting market research. They may also help with budgeting, forecasting, and reviewing financial statements to identify trends or discrepancies. This hands-on experience allows interns to develop practical skills and better understand the day-to-day operations of a finance department.

What are the key skills and qualifications needed to thrive as a financial intern, and why are they important?

Familiarity with Microsoft Excel, financial modeling software, and basic accounting systems is often required. Attention to detail, eagerness to learn, and effective communication help set standout interns apart. These skills are crucial for supporting finance teams, ensuring accuracy, and gaining valuable industry experience.

Job description

Accelerate your success at Colliers.

Why Colliers?

As one of Canada's leading commercial real estate services firms, we are driven by our mission to accelerate success for our people, clients, and communities.

A career at Colliers gives you the opportunity to make an impact, advance your career, and collaborate with top-tier talent. Don't just take our word for it - we've been recognized as a top employer on a number of prestigious lists, including Best Workplaces in Canada, Best Workplaces for Women, Best Workplaces with Most Trusted Executive Teams, among others.

Colliers Debt Advisory is a commercial real estate capital markets practice. We advise property owners, developers, and investors on structuring and raising debt across their portfolios, including acquisitions, construction, bridge, and term financing, and we negotiate directly with banks, credit unions, and institutional lenders to place it. The team is led by a former institutional capital markets Managing Director and is built to close hundreds of millions in transactions a year. You will underwrite live deals from your first week: modelling cash flows, structuring loan requests, building lender packages, and sitting in on negotiations most analysts never see before year five. This is one of the few seats in Alberta where you learn commercial real estate finance from the advisory side of the table.

**This position is an on-site role based out of our Edmonton Office**

The Role

Colliers' Debt Advisory team in Edmonton is looking for an Associate to support and grow with an active commercial real estate debt brokerage practice. You'll work on live transactions across Alberta - first mortgages, construction loans, bridge financing, and structured debt - and develop the skills to eventually originate and manage your own client relationships.

The expectation is that you're building toward being a producer. We'll provide the mentorship, platform, and deal flow to get you there.

What You'll Do

  • Support underwriting and execution of CRE debt transactions including first mortgages, construction, bridge, and subordinate financing

  • Build financial models, cash flow analyses, and lender credit summaries

  • Prepare financing proposals and client-facing materials

  • Maintain lender databases, track mandates, and monitor Alberta capital market conditions

  • Manage pipeline and CRM activity across an active deal book

  • Participate in business development including client outreach, lender prospecting, and pipeline development

What We're Looking For

  • Recent graduate in Finance, Economics, or Business

  • Previous internship experience in a similar role

  • RECA licensed, or committed to completing licensing within 3 months of start date

  • Competent in Excel: You can build and navigate a financial model independently

  • Commercially minded with a genuine interest in deals, markets, and client relationships

  • Clear communicator, high attention to detail, able to manage priorities with limited supervision

Compensation

Year 1: Base salary plus performance bonus. Transition to a commission-based structure with meaningful upside as you develop your book.

What we offer:

Innovative projects: Work on cutting-edge initiatives that shape our communities, drive our growth, and make a tangible impact.

Career growth: Advance your career and achieve your goals with industry-leading training and development programs.

Competitive benefits & compensation: Enjoy a comprehensive and flexible benefits package along with competitive compensation that rewards your contributions and supports your well-being.

Collaborative culture: Join our enterprising team where innovation thrives, collaboration is key, and our people are empowered to be their authentic selves and do their best work.

Diversity, Equity & Inclusion: Our robust North American Diversity & Inclusion Program features eight Employee Resource Groups (ERGs), where you can connect, learn, and contribute to a diverse and supportive community. Applicants must be currently authorized to work in Canada on a full-time basis. The employer will not sponsor applicants for work visas.

Direct applicants only please, no agencies.
